You’d enjoy the convenience of living in this well-maintained and stylish modern house that’s close to shops, the station and green spaces. With a light and airy feel throughout, a spacious extension and a 41 ft garden, this house offers fantastic privacy. It’s in immaculate condition throughout, with wood floors and doors, school-style radiators and modern double glazed windows and external doors. The décor is fresh and stylish combining white and pale neutrals with natural wood and touches of navy and graphite grey.

The simple and stylish façade belies the wonders that lie within, notably the spectacular dual aspect open-plan living space on the ground floor. This is over 30 ft long and comprises a front living room and huge kitchen/lounge/dining room, connected via a large opening that can be closed with pocket sliding doors.

The front living room has a west-facing window and the huge rear room, housed partly in a timber-clad extension, has skylights and east-facing glazed sliding doors that open onto a paved terrace and provide stunning views of the garden and forest beyond. This large continuous space is ideal for relaxing and perfect for entertaining.

The kitchen area, defined by a patterned tiled floor, has been thoughtfully designed to provide lots of space for prep whilst not intruding on the calm ambience. Graphite grey units with integrated and freestanding appliances are complemented by a large wood-clad island/breakfast bar with an integrated hob. A wall of wood cupboards and shelving opposite houses a TV, books and lots more. In between there’s ample space for a sofa. There’s also a utility room, WC and a built-in hall storage cupboard on this floor.

The first floor is home to three bedrooms and the family bathroom. The main bedroom at the front of the property has smart navy and natural wood décor and a large fitted wardrobe with mirrored sliding doors that provides lots of storage and a great sense of space. The second double bedroom at the rear has lovely forest views, whilst the third bedroom makes a perfect workspace.

Outside the front garden is paved to provide off-street parking and the back garden is landscaped, with two paved terraces and a central lawn. The bordering beds have some mature planting and the forest beyond provides a leafy backdrop and lots of privacy.

a word from the owners...

"Not many houses in London can boast about having a huge forest in the back of their garden. We’ve transformed the house to create a spacious living area with plenty of natural light (all year long) with the added bonus of the front room offering a multipurpose space that can be used as second lounge, workspace, guest bedroom or a playroom. Located in a tucked away cul de sac, on the doorstep of beautiful Epping Forest, there are excellent schools, local shops, restaurants nearby and Highams Park Overground is just a short walking distance away. This is a very peaceful and safe area with no road traffic or noise. We have wonderful neighbours who are very considerate and look out for one another. Our children have absolutely adored living in this relaxing house and playing in the garden and forest. The area offers an abondance of wildlife and activities such as mountain biking and walking and we felt very privileged having all of this on our doorstep during the pandemic. We have been very happy living here and hope the future owners enjoy the house and area as much as we have. "

Armstrong Avenue, Woodford Green — Stow Brothers

Yes, you read that right – duck ponds, cricket greens and quaint pubs… all just 30-ish minutes from Oxford Circus. No wonder savvy families have been making the area home for a while now – the area’s excellent schools are just the icing on the cake.

Thanks to its close proximity to Epping Forest, visitors head to Woodford Green for scenic walks, and then refuel at one of the area’s cosy traditional pubs such as the Travellers Friend or The Cricketers. There’s also a lively food scene, but just low key enough to ensure the neighbourhood has a close-knit, villagey vibe.
