In case you hadn’t already picked up on the clues in the name, Woodford Green is a charming sanctuary of leafy loveliness within a short hop of Central London. Yes, you read that right – duck ponds, cricket greens and quaint pubs… all just 30-ish minutes from Oxford Circus. No wonder savvy families have been making the area home for a while now – the area’s excellent schools are just the icing on the cake.

Thanks to its close proximity to Epping Forest, visitors head to Woodford Green for scenic walks, and then refuel at one of the area’s cosy traditional pubs such as the Travellers Friend or The Cricketers. There’s also a lively food scene, but just low key enough to ensure the neighbourhood has a close-knit, villagey vibe.

“For those of you who aren’t familiar with Woodford Green, a drive or walk around the area will quickly give you an idea of what a fantastic place it is. But here’s a bit of insider insight.

Admittedly, I’m not a Woodford native, but I’ve lived here 15 years, feel firmly settled, and am proud to consider myself a local.

I was first attracted to the area because of the vibrant food, drink and nightlife it had to offer. There’s a great range places to suit all tastes and I’ve sampled many of them! But the longer I’ve been in Woodford, the more I’ve come to appreciate what else is here.

The local open spaces really put the ‘green’ into Woodford Green. And with Epping Forest so close by, it’s easy to transition from a buzzy urban feel into one of the south east’s richest green spaces.

You don’t have to be a keen cyclist like me to enjoy the outdoors on our doorstep. If I’m not spending a Sunday gravel riding, you might find me foraging for wild mushrooms or admiring the beautiful old trees in the forest.

Properties in the area are varied — from Victorian and Edwardian houses through to 1920s/1930s and more recent builds. There’s also a variety of property types, from compact starter homes to larger semi-detached and detached family homes. And for buyers with children (or thinking about them) there’s a mix of really good schools in the area, including comprehensive, private and grammar schools.

And if you want to get away, the transport links make it easy. The Central line can get you into central London in 20 minutes, and there’s easy access by car to the A12, A406 and M11. But given what’s available to you here, you won’t want to stay away for long.”

Take your pick… Woodford Green is walking distance to Woodford, South Woodford and Roding Valley London Underground stations. All on the Central line, Woodford to Liverpool Street takes about 20 minutes on the tube. Add another 10 mins for Oxford Circus.

Family friendly

With easy access to the culture of the capital, nature of Epping Forest and several high standard primary and secondary schools, no wonder Woodford Green is so popular with young families. Early adopters are sticking around too, which is always a good sign.

Great schools

There are plenty of well-regarded schools in the area, including Wells Primary School, St Antony’s Catholic Primary School and Woodford Green Primary School, as well as secondaries Woodford County High School for Girls and Woodbridge High School.
