IF YOU LIVED HERE...

You’d enjoy living on this quiet tree-lined street, with local shops just two minutes away at the end of the street, central Walthamstow, and lots of green spaces nearby. At almost 400 square feet, the apartment has been designed to make the most of every inch. Within a logical square floorplan, the layout optimises room sizes whilst also providing storage space. entering on the first floor you come into a central hall that has a large built-in cupboard and doors to the main living space, bedroom, and bathroom. The main open-plan living space is almost 20 feet long, with a kitchen at one end and large double-glazed sliding doors at the other. The doors open inwards, revealing a Juliet balcony and lovely leafy views. The room feels light and bright, with white, kitchen cabinets, walls, and ceilings. There’s plenty of space for a dining table and sofa / TV area. The double bedroom is 11’11” by 9’1”, with a fitted wardrobe and large picture window. It has wood laminate flooring, which continues throughout the apartment, with the exception of the tiled bathroom floor. The walls of the bathroom are also fully tiled, and it has a large walk-in shower, giving it a modern hotel-style ambience. It also has a contemporary washbasin and WC, a wall cabinet, and a heated towel rail. The apartment is in excellent condition throughout and is in a pioneering development, completed in 2018, consisting entirely of one bedroom units around landscaped central courtyard gardens. a word from the owner...

"This has been an excellent first home for us. The location is incredibly convenient being both close to transport and the High Street. You can be in Hackney, Stratford, Liverpool Street and Spitalfields, Central London, Stansted Airport, or Gatwick Airport really quickly; and the Victoria line is just on the doorstep. I love that Lloyd Park and the Village are close by too, they’re wonderful places to relax. The building feels safe and we have a community who all look out for one another and help each other in person and on our Facebook group. The courtyard garden is a bonus too, it gets lots of sun in the summer and there’s also space for people to grow things. It’s time to move on now to a new phase of life now we’ve had a child, but we know we’ll remember living here very fondly."

Our Local Guide:
Walthamstow

Gainsford Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
