A timelessly designed, immaculately decorated one-bedroom ground floor Warner home, on a quiet and leafy street, just a block away from the much-loved Lloyd Park. As well as being able to benefit from the iconic period style and many original features, you’ve got your own front door, a shared section of the garden and a dine-in kitchen, plus many more perks.

Walthamstow Central tube station is a 15 minute walk away - or even quicker hop on the bus, putting you 45 minutes from central London door to door, and the fantastic local amenities bring in visitors from far and beyond the borough.

IF YOU LIVED HERE...

You'll be enjoying the years of love and care that have gone into making this apartment a welcoming home, from the conception of the Warner design by Walthamstow’s very first mayor right to the more recent renovation work.

Your reception room has been tastefully decorated, with original flooring and lovely features, like the fire surround and coving, all bathed in light from the generously-sized windows.

The bedroom is a good size with more spotless decor. The dine-in kitchen is charming and characterful but also smart and practical (the double oven will be a game-changer), much like the bathroom, where you’ll find eye-pleasing monochrome flooring floor tiles, glossy tiling, a vintage-style vanity basin and an over-tub shower.

Outside, you’ll find your own private section of the lush rear garden. It’s a peaceful spot, but if you want to interact with your friendly local community, Lloyd Park is just moments away. Head towards the Bell junction and Hoe St beyond, and you’ll come across some of the excellent independent ventures, including vegetarian-focused cafe Buhler, award-winning pizza restaurant Yard Sale, and the much-loved Ye Olde Rose & Crown pub. In the other direction, towards Higham Hill, you’ve got Tavern on the Hill, a grand old pub given fresh life and the freshest craft beer by the team from Wild Card Brewery. Further beyond that, you’ll find the Blackhorse Lane Beer Mile, where taprooms include Signature, Exale, Hackney and and Big Penny Social. When you’re not relaxing at home, you’re going to be busy.

WHAT ELSE?

- There’s much excitement about Soho Theatre Walthamstow, a 1000 seat performance space that will be home to world-class entertainment when it opens later this year - and it’ll be less than half a mile from your front door.
- If you want a change of scene from the park, head to Fellowship Square for the fantastic fountains, a delight for people of all ages, and cultural events organised by the local authority.
- For essentials and more amenities, head to Walthamstow Central, where you’ll find Europe’s longest market on the High Street, the nine-screen Empire cinema and the chains found in the 17&Central shopping centre.

a word from the owner...

"We have loved living on Fleeming Road - it feels like such a community, more than anywhere else I've lived in London, and everyone is so friendly and welcoming. Living around the corner from Lloyd Park has been my favourite thing about living here especially now Deeney's cafe has moved into the William Morris gallery! We're close to loads of brilliant brunch spots, and only a short walk up to the village or to the wetlands. Everything is on our doorstop. It's super quiet here and sitting in the garden in the evenings listening to the birds you feel like you could be miles out of London. We're going to miss it!"

Our Local Guide:
Walthamstow

Fleeming Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
