It’s one thing heading to this part of Dalston as a visitor, but it’s quite another to live and breathe the scene, with everything from London Fields, Kingsland Road and Hackney Empire at your fingertips whatever day of the week. Basically put, it’s impossible to get bored in London’s coolest quarter, but if you do need to take time for relaxation, your home is the perfect sanctuary…

Coming in at 613 square feet, the apartment’s high ceilings add to the incredible sense of proportion, as does the grand building frontage, and the abundance of natural light coupled with the neutral palette lends an extra air of brilliance.

The dual aspect reception room is particularly pleasing, offering both existing style and a blank canvas for your own personal flourishes. The painted floorboards are a lovely touch, as is the corner nook, which would make a fantastic reading den or desk space. The bedroom offers a similar amount of charm, while the kitchen does a great job of balancing tradition with contemporary convenience. The bathroom showcases more more vintage-style features, including the glossy tiling and timber panelling.

A rarity in this part of London, the large communal garden will be brilliantly convenient when it’s warm outside, but you don’t have to travel far to find more greenery; London Fields is only a short hop away, with its fantastic lido and and lawn, Take a stroll through it to the thriving Broadway Market, where you can keep yourself entertained from brunch to dessert. Or stay closer to home and explore the delights around Dalston Junction, including Voodoo Rays pizza, the eclectic Ridley Road Market bar and the unique Dalston Superstore. Either the Prince George or Spurstowe Arms would make a brilliant local - they’re both gloriously traditional and perfect for people watching with a pint.

As well as these much-loved institutions, you’ll find exciting new ventures constantly cropping up and keeping you on your toes, so prepare to be busy.

- Transport is plentiful in this area with some excellent bus routes nearby, as well as Dalston Junction station, which is served by the Overground. If you have the time and energy, it’s a pleasant walk over the canal into Shoreditch, and the City, while Islington is also walkable.
- The Rio Cinema is just 10 minutes away on foot and has a brilliant selection of blockbusters and indies alike, as well as a great cafe bar - the perfect meeting point for a date.
- Fancy a treat? You can’t do much better than Violet Cakes. Warning though - you may well get hooked on the American-style cupcakes, brownies and pastries, all made with high-end ingredients. And as it’s only 10 mins away on foot, the appeal will be hard to resist!

a word from the owner...

"I loved the flat from the moment I walked in to rent it, and within a few months I had the opportunity to buy it. I loved both the buzzy central location and the quiet and peaceful setting and view at the back. I enjoyed having the separate kitchen, the large lounge extending into the garden that meant no neighbouring walls. I made the most of the large but very secluded garden. Friends would come around to lounge and have a drink and it was a joy working from home having so much light and greenery. When I put it on the rental market I had no trouble finding tenants as everybody always loved the vibe. My current tenants have call this flat their home for 10 years. The majority of the other flats in the building have been with the same owners 20+ years. Everybody just seem to love staying put at 94 Dalston Lane."

Our Local Guide:

Dalston Lane, Hackney — Stow Brothers

Where do you start with Hackney? It can feel like it’s all been said before, but, of course, it can’t have been because the area is constantly evolving, which is what keeps it so fresh. It’s just what happens when a neighbourhood has such a high population of creative innovators.

Even fans of Hackney’s scruffier edges love the imaginative ways that the area has been regenerated, with thoughtfully-designed stores, bars and coffee shops sitting comfortably alongside sleek architecture and beloved institutions such as Ridley Road Market.

Despite all this urban buzz, the area has a surprisingly large amount of green space, including Hackney Wick, Victoria Park and London Fields, which fill up with a mix of visitors and locals at weekends. Whether they go on to have food at a Michelin-starred restaurant, a pint in The Talbot or a swim in the lido, they’re all united in their love of this most unique community.
