A perfectly pristine two double bedroom apartment on the first floor of a period conversion with lush communal gardens front and back. Here you're close to Wanstead High Street while also having an abundance of greenery at your fingertips.

Drivers have off-street parking and can be on the North Circular in five minutes, or the M11 in eight.

You'll be enjoying flawlessly finished Design & Decor from top to bottom and front to back. Your lounge/diner is the heart of your new home, coming in at a substantial 290 square feet. Rich timber floorboards flow underfoot, a bay inset with casement windows and stained glass beckons in streams of natural light (a gorgeous dining spot) and an original fireplace with intricate detailing takes centre stage.

Cross the hallway and you'll find a kitchen decked out in pleasantly contrasting black and white units, a dove grey letterbox tiled backsplash and integrated appliances. Your bathroom's just as immaculate; ebony hues continue in the tub surround, you've a floating sink and heated towel rail. Both bedrooms are impeccable doubles, the principal sleeper a generous 145 square feet and home to a plush grey carpet and tranquil leafy view. Lastly, the communal grounds include a patio area, lush lawn, thriving beds and plenty of foliage overhead. There are even bluebells in Spring.

Outside and a bit of venturing will reward you with further leafy green stretches of nature. Head south for the brilliant, broad expanse of Wanstead Flats and Wanstead Park. Or George Green, Christ Church Green and Memorial Green are all clustered around the High Street. Speaking of which, head here for a thoroughfare brimming with independent meeting spots, from superb cafes to sumptuous gourmet pubs. There's even a traditional Pie & Mash Shop.

- Transport links are excellent, with Wanstead station, zone four on the Central line, just seven minutes' walk. Regular, fast, direct connections speed you to The City and West End. Liverpool Street station is a mere sixteen minutes away and Tottenham Court Road twenty five.
- Parents will be pleased to know that you have twelve primary/secondary schools less than a mile away on foot, all rated 'Good' or better by Ofsted. The 'Outstanding' Wanstead Church School is just half a mile away.
- You're spoilt for choice when it comes to a new local, but we urge you to sample the glorious Sunday roasts at The Bull at Wanstead, a fine pub the equal of anything you'll find in the City. Just eight minutes away.

a word from the expert.......

"Being a country girl at heart, for me Wanstead is the perfect blend of village/city living. With excellent transport links into the city, I often meet up with friends to explore the wonders of London. But I also enjoy going for long, leafy walks with Hollow Ponds and Wanstead Park on my doorstep. There is a great sense of community here in Wanstead, with informative Facebook groups, street parties, a monthly farmers’ market and the local jumble trail. I have made many friends locally, there is a genuine community spirit here and I am proud to call Wanstead my home." KYLI CLAYTON E11 BRANCH MANAGER

Our Local Guide:

Blake Hall Road, Wanstead — Stow Brothers

Thanks to its royal connections and grand properties, Wanstead has previously been compared to the likes of Twickenham and Richmond, although East Londoners are quick to point out that it has plenty enough merits of its own.

For a start, despite its villagey feel, it’s proudly nestled within London’s most creative quadrant and only a short hop on the Central line from the bright lights of the City. There’s also an abundance of green space – Wanstead Flats, Epping Forest, Wanstead Park and Chalet Wood, with the seasonal display of bluebells in the latter just calling out for an accompanying picnic from one of the well-stocked local delis or cafes. But that’s not to say that Wanstead’s charming pubs and restaurants aren’t delightful to look at themselves – it’ll be deciding which to go for that’s the problem.
