An exceptional three double bedroom Victorian home, near St James Street. With over 1250 square foot of living space across three floors and unique garden room, everything is sensitively extended and finished to a superbly high standard.

This classic brick fronted terrace is in a fantastic quiet spot, handy for several green spaces and less than thirty minutes' commute to Liverpool Street. Characterful features are showcased in a stylish modern setting, with wood sash windows throughout and original floorboards on the first floor. Plus there's that wood fronted garden studio.

Head in through your hallway and find your double reception to your right. This gives you 265 square foot with Parquet flooring, to arrange as best suits you. To the front is a bay window, and an original fireplace with wood burning stove. To the rear, one step down and past the downstairs WC, is your skylit kitchen/diner of 230 square foot. Polished concrete lies underfoot, and white metro tiled splashbacks contrast with the midnight blue units.

Through French doors is your garden, perfectly divided between courtyard and lawn. Your garden studio gives you an extra eighty five square feet, with its own separate storage area. Upstairs on the first floor you'll find your bathroom to the rear. With chequerboard tiling underfoot, a rolltop clawfoot tub with shower and traditional white suite, it 's a timeless, classic affair. Past a handy storage cupboard is your first bedroom, overlooking the garden and giving you 100 square foot of space.

Your second bedroom is to the front of the house, with its own bay window and 165 square foot of luxuriant space. Pine floorboards lie underfoot, and there's shelving and hanging rails to the alcoves. In the loft you'll find your third bedroom, with 160 square foot of skylit space. There's soft carpet underfoot, and plenty of storage.

It's under half a mile to St James Street station for the Overground, taking you across the marshes to Clapton, Hackney and Liverpool Street. You'll find all your amenities here along with a wealth of independent cafes and shops, as well as the bottom of the High Street and our famous street market. Coppermill Park play area is just a few steps around the corner, with Lee Valley Park right alongside. St James Park is a five minute walk.

- Your new local is The Coppermill, a friendly community pub just around the corner from your new home.
- There are three schools rated 'Outstanding' within a mile of you, South Grove Primary, St Saviour's Church of England Primary, and Sybourn Primary.

a word from the owner...

"We've loved making this our family home and have lived here happily for almost ten years. York Road is a quiet street and part of a lovely community in the Coppermill Lane area, within the mini-catchment of Coppermill Primary School. We've particularly enjoyed the closeness to the marshes and wetlands, being able to walk and cycle for hours right from the doorstep with close to zero traffic. At the same time, it's minutes away from the cafes, bars, eateries and independent shops on St James Street and within easy reach of the Blackhorse craft breweries and taprooms. The house has been a lovely home to us - we'll miss it dearly but hope the next family will enjoy it as much as we have."

Our Local Guide:

York Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
