A smart and inviting three bedroom mid terrace home with a south-east-facing garden, nestled in the very heart of Walthamstow. Here every amenity you could wish for, plus super speedy transport connections, are just a few steps away.

If you fancy a stroll, Walthamstow Wetlands - our 500 acre, blue and green nature reserve - is just half a mile on foot. Head south for the Lea Valley Walking Trail or take the Coppermill Lane entrance north before stopping off for a steaming coffee at The Engine House.

IF YOU LIVED HERE...

You'll be stepping past your olive tree and on through your charming sage green front door - quite the enticing entrance. Coats, bags and umbrellas can be unloaded in the porch, before opening the door into your huge twenty seven foot deep open plan lounge/diner. Light floods in laterally via the bay window and patio doors to the rear, while a constellation of recessed spotlights glimmer overhead. Honey-hued oak floor boards flow throughout the space and your dining area's lush garden views make for a fine hosting spot.

The kitchen's to the rear and semi open plan to your living space. In here a smart suite of white cabinets sit against a matching letterbox backsplash, Belfast sink and oak worktops. Step through the patio doors for your twenty five foot south-east-facing garden where a raised timber deck gives way to lush lawn flanked by thriving foliage. Back inside and pad up the carpeted stairway for three bedrooms, each sleeper immaculate and cosily carpeted. Lastly, the family bathroom's decked out in white mini metro tiles, with a shower over the tub and leafy views.

Step outside and Walthamstow High Street's just a three minute jaunt around the corner. From here it's a short saunter to the CRATE community, where cafes galore make it a fine remote working destination. Head up the High Street in the other direction for the Mall and on to either our bustling thoroughfare of Hoe Street or the leafy and historic Walthamstow Village. If you choose the latter be sure to check out the tuneful and dog-friendly Pillars Brewery, newcomer Hometipple for expertly curated wines, or the sumptuous Mediterranean fare served up at The Kitchen.

a word from the owner...

"The house is wonderfully situated on a green, pretty and quiet street. The neighbours are fantastic and the area is extremely community focused. Lot of families, young couples and retired folk. We are constantly helping each other out via our Whatsapp group - loaning things, gifting things, recommending trades people etc! We are perfectly located for both the Tube from Blackhorse Road and the 'Ginger Line' from St James Street - making city life super easy. The shops are right on your doorstep meaning most things are available whenever you need them. I'm a keen runner, and running around Walthamstow marshes and down the river to Hackney and beyond is wonderful. This house is in best location in Walthamstow in my opinion! Oh and don't forget the south-east facing garden - bliss!"

Our Local Guide:
Walthamstow

Woodville Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
