A smartly appointed two bedroom contemporary terrace, effortlessly stylish throughout and enviably located within easy reach of everything our beloved borough has to offer. Chain free, you also have a superb sun-trap of a garden to the rear.

With your loft space still untouched, you have scope to follow your neighbours lead and add a whole new storey (subject to the usual permissions) making this a genuine forever home.

IF YOU LIVED HERE…

You'll have a fine choice of hosting spaces - your front reception is a substantial 130 square feet, all beautifully bright thanks to the large bay window, and decked out with engineered blonde hardwood underfoot, open shelving and a working vintage wood-burner nestled in the hearth. Next door your kitchen/diner's still more sizeable, with cream cabinets, timber counters and a stainless steel chef's oven taking pride of place, as well as a brand new boiler.

Throw back the French doors to open it all up to the garden, here a pebbled seating area leads up to a length of lawn, flanked by timber fencing and ending in a patio surrounded by screening greenery. Back inside and the family bathroom completes your ground floor, sleekly appointed in smoky sandstone tile-work, with a tub and dedicated rainfall shower. Upstairs both bedrooms are sizeable doubles, with a wealth of fitted floor to ceiling storage in the 150 square foot principal sleeper.

Outside, and you have Walthamstow High Street, St James Street overground station and our social hub of CRATE St James all around five minutes walk. St James Street will get you directly to Liverpool Street in just twenty minutes, putting the City less than a half hour away door to door. Elsewhere, the open green spaces and landscaped gardens of Lloyd Park are around fifteen minutes away, and you can be strolling among Walthamstow Village's diverse, ever evolving range of high end wining and dining establishments in just twenty minutes.

WHAT ELSE?

- Heading to the West End? Blackhorse Road tube is less than fifteen minutes walk and will get you to Oxford Circus in twenty, via the Victoria line.
- Local schools are superb. You have four 'Outstanding' and seventeen 'Good' primaries and secondaries, all less than a mile away on foot.
- Walthamstow Wetlands, at 500 acres the largest nature reserve in London, is just a twenty minute walk or five minute cycle. The perfect place to blow away the cobwebs.

a word from the expert....

"For me it’s the sheer variety you find in each pocket of Walthamstow that makes working and socialising here so enjoyable. Whether it’s having a coffee from Perky Blenders, going for a Sunday morning walk in Epping Forest, dropping into one of the local breweries in Blackhorse Road, or catching up with friends in Lloyd Park, the growth and positive changes within E17 have been incredible in recent years." Our Local Guide:
Walthamstow

Woodville Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
