A substantial and attractive 1930’s three bedroom, semi detached property set back from the road with a grand driveway. You’ve got around 1100 square feet of living space in this wonderful property as well as a garage and a large garden. You are going to love the original features, especially the lovely stained glass window in the upstairs hallway which casts a beautiful light over the stairs. You’re in a great spot here, within walking distance of local beauty spot Epping Forest and nestled perfectly between Chingford and Highams Park. Chingford Station is a short drive or bus ride away, for travel into Central London.

IF YOU LIVED HERE....

This home creates the perfect canvas for you to move in and put your own stamp on. You have a glorious amount of living space, with two reception rooms and a conservatory on the ground floor. Your front reception has wooden flooring, with original coving and an attractive fire surround with an ornate tiled hearth. The second reception is a wonderfully light space due to the double doors that open into your bright and sunny conservatory. You will love the garden views from here, and we have seen many houses remodel the downstairs to create an open plan kitchen and dining room to enhance this space furthermore. As it stands, your kitchen is galley style, with plenty of floor and wall units and attractive terracotta style flooring. You have access here to that conservatory as well.

Moving upstairs, as is characteristic with this period of home you have broad, light filled hallways and staircases. Your three bedrooms are brilliantly sized, with two large doubles and a smaller single. You will love the little touches these bedrooms offer, including the bay window in the front bedroom and the built-in cupboards in the second double, that also enjoys lovely garden views. The family bathroom is pristine, with a larger than average bathtub and a separate WC.

There is a lot to explore in the local area. You will never be stuck for groceries thanks to your proximity to the many shops on New Road, and you’re within easy reach of Chingford Mount which boasts a thriving high street. Your new local, The Larksall Pub, is a charming and welcoming boozer with a large beer garden and extensive menu. It’s the perfect spot for a summer drink, or a pitstop after a dog walk. We also recommend you head to the Highams Park neighbourhood, which has some hidden gems. We recommend Humphry’s Cafe overlooking the Lake in Highams Park, or Yaz which is a local favourite.

WHAT ELSE?

-You have the possibility to extend this already generous property (STPP), with a precedent for a dormer extension on the property next door.
-You are brilliantly located close to transport links here, with the M11 and A406 in easy access, making exploring the local countryside a doddle.
-You’ve got an excellent choice of local schools in the area and you’re in a wonderfully family friendly community here.

Our Local Guide:
Chingford

Woodview Avenue, Chingford — Stow Brothers

Chingford has flourished more quickly than people have caught on in recent years, making it something of a well kept secret for locals (it wasn’t us who told you). Full of village charm but only 26 minutes from central London, it’s easy to see the appeal.

With sprawling parks in the centre and the 6,000-acre Epping Forest lining the northern boundary, there’s more open space than you can shake a native hornbeam stick at, no wonder that Chingford has spawned two England football captains in recent decades.

For those looking to refuel after burning off all that energy in nature, there’s a thriving food and drink scene, although let’s be clear that the area’s admired status pre-dates the macchiato. Local historical landmark the Queen Elizabeth’s Hunting Lodge was built for Henry VIII way back in 1543.
