This bright and spacious two-bedroom home has an enviable location in East London’s thriving Clapton, just moments from the River Lea and greenery of Millfields Park. As for the home itself, it boasts a private balcony, an abundance of natural light, ample storage and immaculate decor throughout. Public transport is also excellent, putting you in easy reach of the whole capital.

IF YOU LIVED HERE....

You’ll love the sleek decor and stylish fittings found in this 720 square foot home, which benefits from a third floor positioning, giving you not only sweeping views but a touch of energy efficiency too.

In the large open plan living space, the glazing flanks two sides, bringing in an enormous amount of natural light and providing access to two balconies - one a Juliet, and the other a spacious area where you can relax outside and enjoy the view with a drink.

Back inside, the kitchen area has smart units and high-spec appliances, and there’s plenty of room in the open place space for dining, so hosting will be on the agenda.

The two bedrooms are just as smartly decorated, and one even has convenient in-built storage (you’ll find more of this in the hallway). The family-sized bathroom is just as sleek as the rest of the house, with modern fixtures and an over-tub shower.

As for beyond, you’re surrounded by some brilliant open spaces nearby - from Walthamstow Marshes to Millfields Park. Getting around on public transport is easy, too; Clapton station is a ten minute walk, where commuters can jump on the Weaver Overground line and be in Liverpool Street in around 15 minutes. It’s also within easy reach Dalston, Stoke Newington, Tottenham, Leyton and Walthamstow thanks to a great bus and cycle infrastructure, while amenities closer to home range from the brilliant Castle cinema to the newly opened Lee Valley Ice Centre.

WHAT ELSE?

- With so much to see and do nearby it’s hard to know where to start! We recommend heading to the award-winning Sodo on Upper Clapton Rd for delicious pizza. Fitness fans will be delighted to learn that you are only a few minutes on foot from BLOK, a showpiece gym in a converted Victorian tram depot.
- The Lee Valley Riding Centre is just 5 minutes walk away, and runs all sorts of courses for pony-loving amateurs and experts alike.
- The Crooked Billet is your new local, with a vast menu of pub grub and great Sunday roasts.

a word from the owner...

"We've loved calling Blackberry court home for the past 8 years, Clapton is an amazing place to live filled with great restaurants, cafes and the flat is minutes away from the vast green space of Walthamstow marshes. One of our favourite things about living here, has been the sunlight the property gets all year round. In summer the balcony gets sunshine from early afternoon to sundown. We’ve enjoyed summer BBQs with friends, the balcony boasts excellent views over the area! The living area is unique in having space for a dining table and full living room. We have really enjoyed open plan living. The flat also has excellent storage and two large double bedrooms. This area has so much to offer, whether that’s local food & drink such as Sodo Pizza, the Crooked Billet and Princess of Wales pubs. We love Chatsworth Road for the independent shops and the Sunday market. The butchers, fishmongers and all the different food shops on Chatsworth Road mean you’re never short of great ingredients to cook with. The running and cycling routes by the canal are amazing and only moments away. The transport links are brilliant, Clapton station is less than 10 mins walk away and gets you to Liverpool Street in 12 minutes, putting central London within easy reach. We have loved calling this flat and area our home, it’s a great flat in a brilliant area."
