This masterfully-restored two-bedroom Victorian ground floor flat is situated in a desirable North Chingford location where it’s as easy to get on the train to central London as it is to explore the vast woodlands of Epping Forest.

Coming in at 630 square foot, it benefits from a cleverly designed layout and a 70 foot private rear garden, as well as many other perks, such as the immaculate design and stylish features throughout.

IF YOU LIVED HERE…

You’ll love how the contemporary updates sit alongside the original features, while the smart layout results in an expansive space that that flows directly onto the private garden.

Thanks to the generous bay windows, the reception room enjoys a huge amount of natural light, while the soft palette, restored flooring and vertical radiators bring a touch of luxury to the original Victorian design.

The striking kitchen-diner will be the perfect pick-me-up in the morning with its sleek units, engineered parquet, integrated appliances and stylish fittings. On warmer days, open the door to the patio and enjoy a drink under the charming pergola while taking in the view of your leafy, green, south-facing garden.

You’ll also find two immaculate and spacious bedrooms, plus a stylish bathroom with contemporary fittings.

You’ll love being so close to the nature of Epping Forest but also within easy reach of the city; Chingford station is 10 minutes away on foot, where you can get to Liverpool Street on the overground in half an hour.

As well as being so close to Epping Forest, you’ll find Pimp Hall Park a short distance away, which has been home to some great events, including outdoor cinema in the summer months. Even closer, you’ll find Ridgeway Park, home to the Chingford & District Model Engineering Club, where members of the public can ride on the model railway on Sundays - a delight for kids.

The neighbourhood around the station has an excellent food and drink scene, with plenty of options for both dining in and taking out. There’s also an excellent choice of nurseries, childcare and schools, making the area understandably popular with young families.

WHAT ELSE?

- Drivers can be on the M25 or North Circular in around 10 minutes.
-Not only do you have the option of getting the Overground all the way to Liverpool Street directly from Chingford station, you can also change three stops down the line at Walthamstow to access the speedy Victoria line to the West End. There’s a good bus network in the area too.- As well as having the sprawling Epping Forest on your doorstep, you’ve also got some incredible outdoor pursuits around the River Lee’s reservoirs, including Lee Valley Athletics, Lee Valley Golf Course and the London Watersport Company.

a word from the owner...

"We’ve lovingly renovated the flat from top to bottom to truly maximise the space and flood it with natural light from the huge, incredible garden. As a young family we needed the space to work extra hard for us and have prioritised storage throughout. While we’ve maintained the flat’s Victorian feel we’ve updated utilities such as the central heating system to make it as comfortable and modern as possible. The garden is an absolute showstopper and we basically live outside in the summer months - dining, lounging, playing, entertaining on the patio and lawn. We have absolutely loved our time on Woodland Road. We moved up from Stoke Newington for more space and have found an incredible local community of creatives, young families and friends in the process. North Chingford is a total hidden gem and the flat has been the perfect tranquil home base for our busy London life."

Our Local Guide:
Chingford

Woodland Road, Chingford — Stow Brothers

Chingford has flourished more quickly than people have caught on in recent years, making it something of a well kept secret for locals (it wasn’t us who told you). Full of village charm but only 26 minutes from central London, it’s easy to see the appeal.

With sprawling parks in the centre and the 6,000-acre Epping Forest lining the northern boundary, there’s more open space than you can shake a native hornbeam stick at, no wonder that Chingford has spawned two England football captains in recent decades.

For those looking to refuel after burning off all that energy in nature, there’s a thriving food and drink scene, although let’s be clear that the area’s admired status pre-dates the macchiato. Local historical landmark the Queen Elizabeth’s Hunting Lodge was built for Henry VIII way back in 1543.
