This three bedroom semi detached 1960s-built house is a delightful family home. With a garage and off-street parking, and potential for development, it’s tucked away in a quiet cul-de-sac in the heart of North Chingford, with Epping Forest on the doorstep, and the station and Chingford centre less than a ten minute walk away.

IF YOU LIVED HERE

You’d appreciate the design features typical of a house of this period, currently very popular with interior designers and architects. The square footprint and straightforward layout make for easy living, with all rooms a generous size, and great natural light from large windows throughout.

The house has an attractive façade with a paved front garden and retaining wall, a drive providing off-street parking, an integral single garage, and three large windows. There’s also a gated alley leading to the kitchen side door and the back garden.

Once inside, a compact hallway with storage leads directly to the main living spaces and upstairs. The huge living room is over 22 feet long, with large picture windows at both ends (one with garden views), a door to the rear garden terrace, and a large open arch to the galley kitchen. This kitchen also has garden views and is well-equipped, with fitted wall and floor cabinets and space for freestanding appliances. Also on this floor is an integral single garage, which could be converted into a further downstairs living space (for example a utility room, gym, or workspace) subject to planning permission.

Upstairs there are three double bedrooms, a family bathroom, and a separate WC. The main bedroom, at the front of the property, is a large room over 17 ft long with ample space for wardrobes and bedroom furniture. The second bedroom, again at the front, also has plenty of wardrobe space, whilst the third bedroom to the rear can comfortably accommodate a double or twin beds. The bathroom and WC have matching tiling and contemporary white fixtures.

Outside in the sunny south-facing garden, a paved terrace spans the width of the house and is separated from the lawn by a couple of raised beds. Mature trees at the rear form a natural green screen which provides privacy.

WHAT ELSE?

-As the street name suggests, the property is located close to the western edge of Epping Forest, which is just a couple of minutes away on foot. This 5,900-acre ancient woodland has numerous trails and paths through its areas of forest, heath, and grasslands. It is a truly stunning wild green space that lives up to its nickname of the Cockney Paradise.

-The house is in an ideal spot in the heart of North Chingford, just a short walk from the town centre amenities and facilities along Station Road and in central Chingford.

-It’s an eight minute walk to Chingford station, which has 25 minute train journeys to Liverpool Street.

Our Local Guide:
Chingford

Woodedge Close, Chingford — Stow Brothers

Chingford has flourished more quickly than people have caught on in recent years, making it something of a well kept secret for locals (it wasn’t us who told you). Full of village charm but only 26 minutes from central London, it’s easy to see the appeal.

With sprawling parks in the centre and the 6,000-acre Epping Forest lining the northern boundary, there’s more open space than you can shake a native hornbeam stick at, no wonder that Chingford has spawned two England football captains in recent decades.

For those looking to refuel after burning off all that energy in nature, there’s a thriving food and drink scene, although let’s be clear that the area’s admired status pre-dates the macchiato. Local historical landmark the Queen Elizabeth’s Hunting Lodge was built for Henry VIII way back in 1543.
