2 Bedroom

2 Bath

Located in one of the most dynamic yet peaceful parts of E17, this bright and smartly decorated two-bedroom apartment benefits from all the convenience you’d hope for in a modern purpose-built block. From the spacious living area to the two modern bathrooms, it’s all brilliantly finished.

Nearby, you’ll find some of the area’s best amenities, with the buzz of Wood Street in one direction, and the charming Walthamstow Village in the other, meaning you’ve got an excellent choice of transport links too.

IF YOU LIVED HERE…

Thanks to its great condition, you can instantly welcome friends into your 678 square foot, first floor home. The colour scheme is made up of soft, considered tones, resulting a calm living environment, so you’ll enjoy relaxing on your own too. You’ll appreciate that the bright reception room has plenty of space, and the kitchen has its own clearly defined space while the charming archway provides a great flow of light between the areas. This means hosting will always be a pleasure, especially with the stylish kitchen units and hi-tech appliances. The bedrooms are just as spotless; one has custom-storage while the other has an ensuite, but with another smart bathroom in the mix, there’ll be no queuing in the morning. There’s plenty of storage in the spacious hallway, too.

Beyond your home, you’ve got some brilliant amenities - Epping Forest’s Hollow Ponds is only a short stroll away, where you can even rent a rowing boat during summer months. Head in the other direction for the brilliantly eclectic Wood Street, where you’ll find everything from Luke’s Cider tap house in the indoor market to the award-winning Chocolatine bakery (warning - once you’ve tried to double chocolate twists, you’ll be hooked). At the Ravenswood Industrial Estate you’ve got more quirky but creative gems, such as the ever-popular God’s Own Junkyard, and breweries Wildcard Brewery Tap, Pillars Brewery, Trap, plus gin palace Mother’s Ruin. Even closer you’ll find Art e Pasta, an Italian sharing plate restaurant with a focus on hand-made pasta - it’s perfect for date night or impressing visitors, as is the Lacy Nook, a brilliantly rustic balkan dining experience. The Lambs Cafe is another great option, especially for a hearty full English or Greek breakfast (after a night out at one of the aforementioned Ravenswood breweries maybe?) In the other direction, Walthamstow Village is packed with ancient history (which is how it gets its official ‘village’ status - it’s not just a quaint, self-appointed title), as well as an eclectic mix of independent shops, cafes, restaurants, pubs and stores. If you need to escape further afield, you’ll be pleased to know that you’re only five minutes on foot from Wood Street station, where you can nip to Liverpool Street in 20 minutes on the overground, or if you’re not pressed for time, walk 23 minutes to Walthamstow Central for access to the speedy Victoria line (you could also just change one stop down the line from Wood Street to access this).

WHAT ELSE?

- Head to Walthamstow Central for Europe’s longest market which runs along Walthamstow High Street, as well 17&Central shopping centre, which has a fantastic food court and mini golf, as well as the convenient chains.
- Your new local is the Lord Raglan, a traditional boozer with a sun trap garden and a great selection of drinks and food (be sure to check out curry night on Thursday - *chef’s kiss*).
- Check out the nearby Wood Street Studios for affordable art workshops and courses for all ages. This is also the base for Wood Street Walls, who you can thank for making the area so colourful and creative with their fab murals. Your nearest one is just outside Lancaster’s, a much-loved community-focused gardening centre. The charming staff there can offer brilliant advice on houseplants if you were thinking of adding a bit of greenery to your home.

a word from the owner...

"I have lived here for 8 years and love the location. There are lots of excellent local options for food and drink, with fantastic restaurants, bars and taprooms on Wood Street and in Walthamstow village on your doorstep. Travelling into central London is easy. Wood Street station is a 5 minute stroll and Walthamstow Central only 15 minutes walk or one stop from Wood Street. From Walthamstow Central you can get to Oxford Circus in 19 minutes. There is also access to the Central line at Leytonstone which is a short bus ride from the flat. There are plenty of green spaces in the area. Our favourite walk through Epping Forest starts just behind the flat and runs all the way to Highams Park lake. Hollow Ponds, Lloyd Park and Walthamstow Wetlands are also close by for a walk on a sunny day. Walthamstow has a lovely community spirit to it. There are loads of local events including fundraising music events at Ravenswood and food markets in front of the beautiful William Morris gallery in Lloyd Park."

Our Local Guide:
Walthamstow

Wood Street, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
