Located in a fantastic spot by Epping Forest, this bright and smartly decorated two-bedroom apartment benefits from all the convenience you’d hope hope for in a block that was built within the last two decades. From the spacious living area to modern bathroom, it’s all brilliantly finished. The fact that it has a private balcony is just another highlight.

Nearby, you’ll find some of the area’s best amenities, with the buzz of Wood Street in one direction, and the charming Walthamstow Village in the other, meaning you’ve got an excellent choice of transport links too.

IF YOU LIVED HERE…

Thanks to its great condition, you can instantly welcome friends into your 599 square foot home. The colour scheme of the first floor home is made up of soft tones, resulting a calm living environment, so you’ll enjoy relaxing on your own too.

You’ll appreciate that the bright generous kitchen/reception room has plenty of space, and you’ll enjoy the fact that it’s all open plan when you’re using the kitchen.

The bedrooms are just as spotless with neutral decor. One has custom-storage and an ensuite, but with another smart bathroom in the mix, there’ll be no queuing in the morning.

Of course, you’ve got your own balcony to enjoy in warmer months, as well as the communal gardens, but being so close to Epping Forest’s Hollow Ponds is a fantastic treat.

Head in the other direction for the brilliantly eclectic Wood Street, where you’ll find everything from the Clandestino speakeasy bar in the indoor market to the award-winning Chocolatine bakery. At the Ravenswood Industrial Estate you’ve got more quirky but creative gems, such as the ever-popular God’s Own Junkyard, as well as breweries Wildcard Brewery Tap, Pillars Brewery, Trap, plus gin palace Mother’s Ruin.

Even closer you’ll find Art e Pasta, an Italian sharing plate restaurant with a focus on hand-made pasta - it’s perfect for date night or impressing visitors, as is the Lacey Nook, a brilliantly rustic balkan dining experience. The Lambs Cafe is another great option, especially for a hearty full English or Greek breakfast.

In the other direction, Walthamstow Village is packed with ancient history (which is how it gets its official ‘village’ status - it’s not just a quaint, self-appointed title), as well as an eclectic mix of independent shops, cafes, restaurants, pubs and stores.

If you need to escape further afield, you’ll be pleased to know that you’re only five minutes on foot from Wood Street station, where you can nip to Liverpool Street in 20 minutes on the overground, or walk 23 minutes to Walthamstow Central for access to the speedy Victoria line.

WHAT ELSE?

- Parents will be pleased to know you an abundance of great schools nearby, including some ‘excellent’ rated ones.
- Head to Walthamstow Central for Europe’s longest market which runs along Walthamstow High Street, as well 17&Central shopping centre, which has a fantastic food court and mini golf, as well as the convenient chains.
- Your new local is the Lord Raglan, a traditional boozer with a sun trap garden and a great selection of drinks.

a word from the owner...

Walthamstow is a fantastic place to live, with a rich history, a vibrant community, and plenty of things to see and do. Whether you're looking for great food, cultural experiences, or simply a friendly and welcoming neighbourhood to call home, Walthamstow has it all. It has a fantastic community spirit, with plenty of local events and activities that bring people together. The area is also well-known for its vibrant arts scene, with the William Morris Gallery and the E17 Art Trail being particular highlights. In addition, there are plenty of green spaces in the area, including Lloyd Park and Walthamstow Marshes, which are perfect for a leisurely stroll or a picnic on a sunny day. Getting around Walthamstow and the surrounding area is easy thanks to its excellent transport links. The area is served by two underground stations on the Victoria line (Walthamstow Central and Blackhorse Road) which provide quick and easy access to the city centre, getting you to Oxford Circus in around 19 minutes. The London overground also passes through Walthamstow, with direct connections to Liverpool Street as well as across to Hampstead Heath.

Walthamstow

Wood Street, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
