This beautiful, ground floor, two bedroom Warner apartment comes with a stylish kitchen and bathroom and shared rear garden. Living on the corner of Lloyd Park, you're perfectly positioned for accessing the vibrant Walthamstow social scene.

Your new home sits right on the entrance to the beautifully landscaped gardens of Lloyd Park. A great spot for summer picnics, it's also home to the William Morris Gallery, an outdoor gym and Saturday Farmer's Market.

IF YOU LIVED HERE...

As you step below that signature Warner arch, you'll immediately notice the modern enhancements made inside. Your spacious reception room is floored with smooth, engineered hardwood, has an attractive pale grey and crisp white colour scheme and is illuminated by two bright, double glazed windows to the front. Next door, you'll find a generous double bedroom with soft velvety carpet underfoot and peaceful garden views. Through in your kitchen, cream cabinets are topped with solid hardwood worktops and sage green metro tiled splashbacks. There's a sleek integrated stainless steel oven with extractor hood, and a patio door opens onto the garden.

Out in the garden, you'll find a lengthy stretch of lawn surrounded by trellises, timber fencing and mature plants and foliage. Back inside, to the rear of your apartment, you'll find a stylish bathroom, with earthy toned, floor to ceiling tilework, a modern white suite with vanity unit, chrome fixtures and fittings and a mixer shower over the tub. Your second bedroom sits next door, with more of that plush carpet underfoot and two large bright windows framing garden views.

In fifteen minutes, you can walk to Walthamstow Central. From here, the Victoria line provides swift, direct links to central London, including King's Cross in sixteen minutes and Oxford Circus in twenty. On your way to the station you'll walk down Hoe Street, our main thoroughfare lined with fabulous pubs, wine bars, restaurants and cafes. We'd recommend a visit to the historical Ye Olde Rose and Crown, a traditional London pub with the unique addition of a live performance space upstairs. Or settle into the rustic modern interior of Sodo Pizza and fill up on delicious freshly made sourdough pizzas and fine craft beers.

WHAT ELSE?

- Just beyond Lloyd Park, you'll find Waltham Forest Feel Good Centre. This state of the art wellness centre has a large modern gym, luxurious spa, swimming pool and a great range of fitness classes on offer.
- A seven minute stroll across the park will bring you to your new local, The Bell. This friendly, recently refurbished community pub has a tasty, varied menu and runs a whole host of exciting events.
- Burnt Faith, the UK's first ever brandy house and distillery is well worth the fifteen minute stroll. Situated just off the Blackhorse Beer Mile, their intimate bar serves amazing signature cocktails.

a word from the expert...

"For me it’s the sheer variety you find in each pocket of Walthamstow that makes working and socialising here so enjoyable.  Whether it’s having a coffee from Perky Blenders, going for a Sunday morning walk in Epping Forest, dropping into one of the local breweries in Blackhorse Road, or catching up with friends in Lloyd Park, the growth and positive changes within E17 have been incredible in recent years."   KIM HEYWOOD E17 BRANCH MANAGER

Our Local Guide:
Walthamstow

Winns Avenue, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
