As for the location, it’s mere metres from Lloyd Park, while Hoe Street is a little further away, lined with excellent eateries and stores. Beyond that, you’ll find Walthamstow Central station, where you can reach the City or West End in around 20 mins or less.

IF YOU LIVED HERE…

You’ll appreciate the beauty of the property’s iconic design developed at the turn of the last century, and it’ll be fantastic to become a piece of the history as you settle into your home, which sits on the first floor of the property.

The spacious reception room has striking herringbone parquet underfoot and a sublime colour palette, as well as features such as the custom carpentry, stunning fire surround, bespoke shutters and column radiator (you’ll find more of these throughout the home). Your kitchen has similar charm, with rustic-style flooring, shaker units and brass fittings.

Both bedrooms are solid doubles with more pristine decor, while the bathroom's another classic, with flawless vintage-style features, such as the washstand basin and traditional towel rail.

At the rear you’ve got access to a share of the south-facing garden, which is bursting with foliage. You’re only a hop and a skip from Lloyd Park, where you’ll find landscaped gardens, a skate park, playground, tennis courts, bowls club, dog park, cafes and the William Morris Gallery. Head towards the Bell junction and Hoe St beyond, and you’ll come across many, many exceptional independent ventures, including vegetarian-focused cafe Buhler & Co and the award-winning Yard Sale Pizza.

WHAT ELSE?
-You’re spoilt for choice when it comes to local pubs; both Ye Olde Rose & Crown and The Dog & Duck are all much-loved by the community and can be reached within around ten minutes on foot. Walthamstow Trades Hall is another nearby hidden gem, which features regular music events (such as the popular Stow Ho House night, where Groove Armada recently topped the bill). When the Soho Theatre Walthamstow opens next year, you’ll have even more events to choose from within a short walk of your home.
- If you want a change of scene from the park, head to Fellowship Square for its brilliantly curated fountain displays and community-led events.
- For shopping, head to Walthamstow Central for Europe’s longest market which runs along Walthamstow High Street, as well 17&Central shopping centre and the newly opened Forest Cinema.

a word from the owner....

"We've put our heart and soul into restoring the character of this Warner flat, with a high level of attention to the details whilst also trying to intelligently maximise storage space. Sat in the home working space in the master bedroom is probably the best spot in the flat in summer, as it's a sun trap and you can look out over the other gardens' greenery, listening to the birdsong. In the garden we enjoy sitting on the raised deck as we have a barbecue or an al fresco lunch. We also use the space to grow our own tomatoes, sweet peas, courgettes and grapes, which works really well most summers due to the south facing aspect. One of the key highlights of our location is the proximity to Lloyd Park - it is so close it's like our second garden. A great space, one where our children spend a lot of their time playing, where we visit the weekly food market, the Christmas carols singalong, meeting friends and making new ones, or daily exercise. Going further afield we also enjoy evening walks back from drinks and dinner in the village, with the Queen's Arms our favourite spot. Or in the other direction, there's Slow Burn and the Blackhorse beer mile. We're really sad to be leaving the area because it has offered us so much over the past 10 year we've been here and would take it with us if we could!"

Our Local Guide:
Walthamstow

Winns Avenue, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
