With an effortlessly stylish balance of traditional charm and modern updates, this two-double bedroom ex-Warner apartment has been lovingly updated. As well as the immaculate finish inside, you’ll also find a 40 foot south-facing garden.

As for the location, it’s mere metres from Lloyd Park, while Hoe Street is a little further away, lined with excellent eateries and stores. Beyond that, you’ll find Walthamstow Central station, where you can reach the City or West End in around 20 mins or less.

You’ll appreciate the beauty of the property’s iconic design developed at the turn of the last century, and it’ll be fantastic to become a piece of the history as you lay down roots and settle into your home.

The 175 square foot front lounge has lovely timber floorboards underfoot, plus a striking chimney breast with a vintage hearth and mantel. Your kitchen has similar charm, with glossy units and exposed brickwork.

Both bedrooms are solid doubles of over 110 square feet, with more pristine decor, while the bathroom's another classic, with flawless metro brick tiling and vintage-style features,

At the rear you’ve got your private section of the south-facing garden, which are bursting with foliage. You’re only a hop and a skip from Lloyd Park, where you’ll find landscaped gardens, a skate park, playground, tennis courts, bowls club, dog park, cafes and the William Morris Gallery. Head towards the Bell junction and Hoe St beyond, and you’ll come across many, many exceptional independent ventures, including vegetarian-focused cafe Buhler & Co and the award-winning Yard Sale Pizza.

-You’re spoilt for choice when it comes to local pubs; both Ye Olde Rose & Crown and The Dog & Duck are all much-loved by the community and can be reached within around ten minutes on foot. Walthamstow Trades Hall is another nearby hidden gem, which features regular music events. When the Soho Theatre Walthamstow opens next year, you’ll have even more events to choose from within a short walk of your home.
- If you want a change of scene from the park, head to Fellowship Square for its brilliantly curated fountain displays and community-led events.
- For shopping, head to Walthamstow Central for Europe’s longest market which runs along Walthamstow High Street, as well 17&Central shopping centre, which has a fantastic food court and mini golf, as well as the convenient chains.

a word from the owner...

"I've lived in the property since February 2019 and will be sad to leave. Every room is a great size, and the flat gets a lot of sun all year - particularly the two bedrooms, the garden, and the lounge during the summer months. Lloyd Park is a few minutes' walk away, where the Saturday Market is always worth a visit. Beyond the park there is a lot of green space in all directions, whether it's Epping Forest, the wetlands and marshes, or the River Lea. I've particularly enjoyed cycling to the Olympic Park and back during my time here. For food & drink Walthamstow Village is a 15-20 minute walk, and Blackhorse Road is just 10-15 minutes."

Our Local Guide:

Winns Avenue, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
