3 Bedroom

2 Bath

With the perfect balance of period charm and contemporary features, this three-bedroom ex-Warner apartment has been lovingly updated with a loft conversion, making it even more of a find than these iconic properties are already. As well as the immaculate finish inside, you’ll also find a section of the rear garden outside.

As for the location, it’s mere metres from Lloyd Park, while Hoe Street is a little further away, lined with excellent eateries and stores. Beyond that, you’ll find Walthamstow Central station, where you can reach the City or West End in around 20 mins or less.

IF YOU LIVED HERE…

You’ll appreciate the beauty of the property’s iconic design developed by Walthamstow’s first mayor, Sir Thomas Courtenay Warner, at the turn of the last century, and it’ll be fantastic to become a part of the history of the home as you lay down roots.

Due to the combination of generous windows and pristine decor, your reception room sparkles with light. Your kitchen has similar charm, with deep green shaker-style units, metro brick tiles and an integrated oven.

The first floor bathroom is fantastically spacious, with a full size tub, vintage-style fittings, vivid blue decor and beautiful timber panelling. The first floor bedrooms have more thoughtful decor - and you’ll love the little touches such as the recessed shelving. Up in the converted loft, you’ll find your smart master bedroom, which has ample custom storage and a beautifully designed ensuite bathroom with a walk-in shower.

At the rear you’ve got your private section of the south-facing garden, which has been lovingly landscaped, with a sun trap seating area and array of leafy climbers to add an air of seclusion.

For more beautiful gardens, you’re only a hop and a skip from Lloyd Park, where you’ll also find a skate park, playground, tennis courts, bowls club, dog park, cafes and the William Morris Gallery. Head towards the Bell junction and Hoe St beyond, and you’ll come across many, many exceptional independent ventures, including vegetarian-focused cafe Buhler & Co and the award-winning Yard Sale Pizza.

WHAT ELSE?

-You’re spoilt for choice when it comes to local pubs; both Ye Olde Rose & Crown and The Dog & Duck are all much-loved by the community and can be reached within around ten minutes on foot. Walthamstow Trades Hall is another nearby hidden gem, which features regular music events. When the Soho Theatre Walthamstow opens next year, you’ll have even more events to choose from within a short walk of your home.
- If you want a change of scene from the park, head to Fellowship Square for its brilliantly curated fountain displays and community-led events.
- For shopping, head to Walthamstow Central for Europe’s longest market which runs along Walthamstow High Street, as well 17&Central shopping centre, which has a fantastic food court and mini golf, as well as the convenient chains.

a word from the owner...

"It is with such a heavy heart that we leave our much-loved first family home. We've poured so much love into it during our time here, with the south-facing garden hosting many a summer BBQ! Winns is a beautiful and quiet street to live on, with Lloyd Park and all it has to offer just a stones-throw away and so much going on locally. We'll miss all our wonderful neighbours, and the community in this area."

Our Local Guide:
Walthamstow

Winns Avenue, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
