2 Bedroom

1 Bath

Set on the ground floor of a former Warner property, with a private section of the garden at the rear, this generously-sized two-bedroom home is situated in one of Walthamstow’s most popular neighbourhoods.

The glorious grounds of Lloyd Park are mere metres away, while Walthamstow Central station is around a 14 minute walk, where you can nip directly to the West End or City via the Victoria line or Overground. Look out for some top class amenities on the way to the station - Hoe Street is a haven for foodies.

The fact that the property is being offered chain-free is another excellent bonus.

IF YOU LIVED HERE…

The brainchild of Walthamstow's first mayor, Sir Thomas Courtenay Warner, it’s not surprising that these properties are still so popular today, with their instantly recognisable features, like those beautiful arched front entrances.

Coming in at 679 square foot, you’ll have plenty of space to stamp your mark inside, and storage is ample so no need for clutter. The neutral decor will give you the perfect base, and the kitchen is set up well with smart fittings, as is the bathroom. Both bedrooms are bright doubles, and one could even double up as a home office.

At the rear, you have a private section of the garden, with plenty of scope for green fingers. For even more nature, you’re just a short hop and a skip from Lloyd Park, where you’ll find a skate park, playground, tennis courts, bowls club, dog park, cafes and the William Morris Gallery (which is, of course, the former home of the founder the Arts and Crafts Movement).

Beyond, the Hoe Street area is thriving with a creative energy that continuously draws visitors. Fancy a bite to eat? Choose between Time Out regulars Sodo, Yard Sale Pizza, Shri Lakshmi, as well as many more. If exercise is on the agenda as well as food, you’ll be pleased to hear that there are some excellent facilities, including yoga studio East of Eden and modern leisure centre the Feel Good Centre.

As for entertainment, the 950-seat Soho Theatre Walthamstow is set to open in 2025, while the wonderfully eclectic Trades Hall is a favoured spot for renowned comedians to perform warm-up sets.

WHAT ELSE?

-You’re spoilt for choice when it comes to local pubs; Ye Olde Rose and Crown and The Dog & Duck are much-loved by the community and can be reached within around ten minutes on foot.
- If you want a change of scene from the park, head to Fellowship Square which has a fantastic event calendar organised by the local authority, including a pop up cinema lounge.
- Head to Walthamstow Central for Europe’s longest market which runs along Walthamstow High Street, as well 17&Central shopping centre, which has a fantastic food court operated by CRATE, and mini golf, as well as convenient chains.

a word from the expert...

"For me it’s the sheer variety you find in each pocket of Walthamstow that makes working and socialising here so enjoyable. Whether it’s having a coffee from Perky Blenders, going for a Sunday morning walk in Epping Forest, dropping into one of the local breweries in Blackhorse Road, or catching up with friends in Lloyd Park, the growth and positive changes within E17 have been incredible in recent years." Our Local Guide:
Walthamstow

Winns Avenue, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
