2 Bedroom

1 Bath

A beautifully appointed, two bedroom, first floor Warner apartment, full of artful designer flourishes and vintage features. With the open greenery and landscaped gardens of Lloyd Park just two minutes walk away, you're superbly located too.

Thanks to that timeless Warner design you have your own dedicated front door and section of rear garden, all sat behind that handsome vintage frontage.

Original timber floorboards welcome you into your hallway, giving way to smoke grey carpet as you climb the stairs. Your landing's finished in the softest pale greys, and your 180 square foot reception sits to the front, with more vintage floors and a triple window set, full of natural light and with a handsome stately grey statement wall at one end. Perfect for dining and parties alike.

Elsewhere, both bedrooms are substantial and characterful doubles, the principal sleeper to the rear especially resplendent with timber floors and a glorious deep green statement wall over the bed. In between your kitchen is smartly dressed in soft grey cabinets with onyx fittings and chunky dark countertops, while your bathroom's an elegant, vintage affair with a mix of smoke grey and white metro tilework, complete with tub plus dedicated rainfall shower cubicle.

Outside and, as noted, Lloyd Park is just moments away. Whether you're a jogger or a stroller it's a heaven sent spot to have on your doorstep. There're also cafes, courts and a huge range of sports clubs and classes calling the park home. There's even a thriving farmers market on Saturdays. Also close at hand is Bell Corner, home to a growing range of artisanal, independent cafes, a handy confluence of bus routes and one of our finest gastropubs, The Bell. All less than ten minutes walk across the park.

- The multi million pound sports facilities of the Waltham Forest Feel Good Centre are just a half mile away on foot, for an Olympic pool, state of the art gym, athletics track, climbing walls and lots, lots more. Whatever your sport of choice you're well catered for here.
- Don't forget your garden, accessed by a set of internal stairs. It's a lovingly tended mix of lush lawn, gravel patios and thriving beds.
- Walthamstow Central station is around a fifteen minute walk or seven minute cycle, for direct twenty minute overground and Victoria line connections to the City and West End.

a word from the owner...

"Selling our flat is bittersweet — it's been the perfect first home! Living a stone's throw from Lloyd Park has been a god send, especially for our little pooch. The area is really central, yet has a peaceful neighbourhood vibe. Great transport links—15 mins to Oxford Circus on the Victoria line, and the overground to Liverpool St in the same time. There are constantly new bars, restaurants, vintage fairs and breweries popping up. The farmer's market in Lloyd park is a personal favourite. We love it so much here; we rarely leave Walthamstow! We didn't get around to converting the loft, but could create an amazing family home. Hoping our place brings you the same joy it brought us!"

Our Local Guide:

Winns Avenue, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
