2 Bedroom s

1 Bath

A sturdy and spacious two bedroom ground floor apartment in our signature Warner style, with dedicated front door and private section of rear garden. All this and our green gem of Lloyd Park sits just one minute away at the end your street.

The brainchild of Walthamstow's first mayor, Sir Thomas Courtenay Warner, these properties were built to last at the turn of the century and remain some of our most sought after to this day.

You'll be stretching out in over 700 square feet of living space, sat behind that handsome brick frontage with plenty of natural light and original style adding to the strongest of fundamentals. Your 140 square foot front lounge features vintage timber floorboards flowing underfoot, with a striking mantelpiece taking centre stage. Equally ideal as a principal bedroom, the flexible Warner layout means you can choose your own lounge and bedroom arrangement.

The first of your two sizeable bedrooms is next door, a large double of 110 square feet with plenty of possibilities in the oversized blank hearth. Your bathroom is next, tiled from floor to hip and currently home to a classic white suite with shower over the tub, while your kitchen's decked out with facing cabinets. Past some handy extra storage and you're in your rear bedroom, 125 square feet with garden view, and usable as an equally fine second reception. Your garden's accessed via the kitchen - out here you have a patio giving way to a lush length of lawn.

Outside and, as noted, the landscaped gardens and open green spaces of Lloyd Park are gloriously close. It all starts barely a minute from your front door. Here you'll find cafes, courts, babbling brooks, an outdoor gym and a whole range of sports clubs and classes calling the park home. All that's not to mention the regular Saturday market, great for everything from craft beers to fresh produce, and the famous William Morris Gallery. It all adds up to a life-changing spot to have on your doorstep.

- Looking for a new local? The Bell has you covered. One of our finest gastropubs, with a delicious menu and lovely beer garden, it's just a short walk through the park and down to Bell Corner.
- The multi million pound sports facilities of the Waltham Forest Feel Good Centre are barely a third of a mile on foot. From an Olympic swimming pool to state of the art gym, climbing wall to trampoline park, running tracks to tennis courts. It's all here.
- Walthamstow Central station is around a fifteen minute walk or eight minute cycle. From here it's just twenty minutes direct to Oxford Circus and Liverpool Street, putting the West End and the City both within easy reach.

a word from the expert...

"For me it’s the sheer variety you find in each pocket of Walthamstow that makes working and socialising here so enjoyable. Whether it’s having a coffee from Perky Blenders, going for a Sunday morning walk in Epping Forest, dropping into one of the local breweries in Blackhorse Road, or catching up with friends in Lloyd Park, the growth and positive changes within E17 have been incredible in recent years." Our Local Guide:

Winns Avenue, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
