An impressive four-bedroom, two-bathroom Edwardian house situated in a quiet, peaceful spot that benefits from easy access to Highams Park, Walthamstow and Epping Forest.

Coming in at an impressive 1,315 square foot, it’s packed with lovely features, such as original fireplaces, parquet flooring, sash windows, custom-made shutters and column radiators, while at the rear there’s a 54-foot sun trap garden, making the mid-terrace property a find for anyone who loves the countryside, city and everything in between.

IF YOU LIVED HERE…

Your ground floor is full of vintage-style charm, with light spilling in from the generous windows throughout, highlighting the pristine parquet floors. You’ll love the feature fireplaces, Edwardian coving and smart layout, while the neutral decor will act as the perfect backdrop for any of your own touches.

The kitchen area is fresh and modern, with period touches provided by the fittings, but the view from the bi-fold patio door is one of the stand-out features, where you’ll find your impressive 54 foot west-facing garden.

You’ll find the smart downstairs bathroom ultra convenient, while upstairs you have four thoughtfully decorated bedrooms spread across the first and second floor, as well as the brilliant loft ensuite.

Beyond your lovely ornate porch (a big deal with the Edwardians and still appreciated today), you can stroll to Epping Forest within eight minutes, or Highams Park station in the same amount of time, where you can hop on an overground which will zip you to Liverpool Street station in around 25 mins (or change two stops down the line at Walthamstow for access to the nifty Victoria line).

The perks of Walthamstow, such as Lloyd Park and Fellowship Square can be reached within a 25 minute walk, or short hop on the bus, but your Highams Park neighbourhood is buzzing with lively amenities too - just ask one of the friendly locals where to start.

WHAT ELSE?

- Your new local is the grand Royal Oak. A great spot to enjoy delicious food in eye-pleasing surroundings, it's just seven minutes on foot too
- Parents will be pleased to know you have an abundance of 'Outstanding' or 'Good' schools in the area
- Drivers can be on the North Circular within a few minutes, or the M25 in about quarter of an hour.

a word from the owners.....

"We loved this house as soon as we saw it. It has everything we were looking for - high ceilings, period features and lots of character, an abundance of natural light, and spacious bedrooms. It has also given us many more things that we didn't know we needed but have been very grateful for - a perennially green, private (and low maintenance) garden that gets sun all day round, Sunday morning walks around Epping Forest and Highams Park Lake, coffee breaks and brunches at Biba and Wren and Karya, a vibrant community and lovely, friendly neighbours. The location couldn't have been better for us, we have a short walk to the (air-conditioned!) Overground, a fast commute to the City (and now Canary Wharf, thanks to the Elizabeth line) and a short 15 minute drive to City airport. We have grown very attached to our home and will be very sad to leave but after 7 years we're excited to take on a new project ready for the next chapter of our lives."

Our Local Guide:
Highams Park

Winchester Road, Highams Park — Stow Brothers

Not everyone in the capital has heard of Highams Park, and that’s only a good thing. Although it’s well connected to Central London on the Overground to Liverpool Street, it’s tucked out of sight enough to ensure that the picturesque woodland and coffee shops have a slightly exclusive feel. That’s not to say that the locals are a cliquey bunch though – far from it, they’ve been welcoming savvy families and individuals after a little more bang for their buck for years.

All the extra space offered up from Epping Forest and Highams Park itself might be the main draw, but newcomers stay for the perks; the silver-lining of the secret slowly getting out is a vibrant and buzzing community which has created a lively food and drink scene.
