A sublime three-bedroom modern terrace with balcony and southwest-facing rear garden, on a peaceful cul-de-sac designed by award-winning architects Levitt Bernstein. You're ideally placed for St James Park and Walthamstow Wetlands.

St James Street station's a seven-minute stroll away, too. Perfect for jumping on the Overground for a speedy sixteen-minute shuttle to Liverpool Street. Alternatively, take the W19 bus from the end of your close to be at Walthamstow Central in record time: from here the Victoria line will whisk you straight to the West End.

You'll love your new abode's leafy views and enviable tranquillity, despite not being far from the bustle of city life. Your lounge comes in at a sizeable 185 square feet, with tempting verdant vistas and southwest-facing light spilling in via a twin set of floor-to-ceiling windows and a patio door. Step out here for your timber deck bursting with pots - the ideal spot for dining al fresco - and down to a lawn backing onto a gorgeous canopy of foliage.

Back inside and elsewhere you have an immaculate WC and the kitchen/diner. This 135-square-foot space is home to gleaming underlit cream cabinets, twinkling recessed spotlights overhead and large-format slate-effect tiling underfoot. Head up the stairs now for two bedrooms looking out over that lovely leafy backdrop. Your third sleeper - a substantial 160-square-foot double - even has its own balcony. Lastly, the family bathroom comes with a shower over the tub, contemporary fixtures and fittings, and sandstone tiling.

Outside and caffeine connoisseurs are well-catered for. Grab a coffee and a freshly baked pastry at The Curious Goat (a must for delicious brunches), Weirdough Bakery, Incoming Coffee, or Beaten by a Whisker. You'll also find buzzing hub CRATE here, ideal for picking up bao buns at Green Choy or superlative vegan fare at Green Grill. If you're an entrepreneur yourself then hire The Meeting Place for activities, workshops or just meetings.

a word from the owner...

"We have loved all the benefits of living in a well-designed new-build: generous proportions, big windows, lots of storage, solar panels and low utility bills, a secluded garden with both sunlight and shade. We've also made lasting friendships with our lovely neighbours on this quiet cul-de-sac and in the surrounding roads, where there is a real community feel. The bustling cafes, shops and bakeries of St James Street are just a short walk away, as well as the Overground and the Victoria Line. One of the best things, though, is how calm and green our location is, just a stone's throw from St James Park (where we have spent so much time over the years) and Low Hall woods, and a pleasant walk or quick cycle ride to the wonderful Marshes and Walthamstow Wetlands."

Our Local Guide:

William Marshall Close, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
