Wigton Road Walthamstow, E17 5HU

OIEO £525,000

3 Bedrooms

1 Bath

A bright, pristine and imaginatively appointed three bedroom apartment on the first floor of a modest period conversion just moments from our borough's green gem of Lloyd Park. Design & Decor is immaculately stylish throughout, with all manner of boutique flourishes, and there's a lush rear garden.

Sat in a handy Upper Walthamstow sweetspot, you have plenty of natural green spaces on your doorstop, the arterial North Circular close at hand, plus the many and varied delights of Blackhorse Lane, including the increasingly popular Walthamstow Beer Mile, all within easy reach.

IF YOU LIVED HERE

You'll be luxuriating in a sumptuous suite of rooms belying that deceptively modest facade. Climb your secure stairs and your hallway blossoms out into the 170 square foot kitchen/diner, pristine in white ceilings, walls and sleek cabinetry. You also have suspended filament lighting, a metro tile splashback, integrated appliances and plenty of space for dining.

Your garden's accessed from here via a cast iron staircase, leading down to a pleasantly secluded deck, perfect for al fresco dining and descending to a huge length of lawn surrounded by timber fencing and overseen by mature greenery. There's even a chicken coop with birds in situ if you fancy turning your hand to a bit of urban self-sufficiency. Back inside and your bathroom's another clear highlight, a boutique marvel in black and brass with a walk in rainfall shower, an artist rendered ceramic vanity sink and Italian handmade lava tiling.

Elsewhere, you have two double bedrooms of 120 square feet apiece, each finished in individually characterful style and featuring leafy views. There's also a generous single, ideal for a child or home office as you wish, with a tranquil statement wall. Finally your lounge, laid semi open to your kitchen/diner and totalling 135 square feet with a striking vintage fireplace and pale blonde hardwood underfoot, as throughout.

WHAT ELSE?

- Perfect for morning jogs and evening strolls, Lloyd Park is home to cafes, courts, an outdoor gym and all manner of sports clubs and classes, plus a thriving regular farmer's market. All less than a half mile from your front door.
- You have sixteen primary/secondary schools, all rated 'Good' or better by Ofsted, less than a mile way on foot. Roger Ascham Primary is just across the road, while the 'Outstanding' Greenleaf Primary is within easy walking distance.
- Walthamstow Wetlands, at 500 acres of wild blue and green space London's largest nature reserve, is just a five minute bike ride any time you want to get back to nature. You'll forget you're in London.

a word from the owner...

"I have loved living in this beautiful flat which has been my home for the past 6 years and I am sad to be leaving it. My dad and I did the flat up together, and as we are from Denmark, this shows in the minimal style and design choices that we made from the concrete kitchen countertop, wooden hardwood floors, handmade ceramic sink with a mid-century vanity unit, to the solid wood front door and the black rustic fireplace with a gas fire that works. The handmade tiles in the bathroom are lava from Italy and were a present from my sister. I still think they are the most beautiful tiles I have ever seen. I have chickens in the garden, and if the new owners promise to look after them, I am happy to include them in the sale. They are called Maya Angelou and Peggy Sue. . A few minutes walk away, there is a large green space called Cheney Row park which in the past few years has been transformed into fab park and playground, complete with a BMX track where they do classes for kids and adults. From here, you can walk down a back path all the way to the Marshes,."

Our Local Guide:
Walthamstow

Wigton Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
