A remarkable three bedroom, two bathroom maisonette with accommodation across two floors, close to St James Street. From dedicated front door to garden office, it's a superlative family home finished to an impeccably high standard.

There's over 1000 square foot of living space here, not including your secluded garden workspace. Each former Warner home is different, but this one has taken the classic brick fronted apartment distinctive to the area and created something as special as it is practical. The converted loft bedroom, huge reception and stylish kitchen diner are just a few highlights.

IF YOU LIVED HERE…

Your own classic Warner front door is on the ground floor, and when you step up into your first floor landing you'll find your kitchen/diner straight ahead. It's a perfect size at 135 square foot, with twin windows to the rear and powder blue units. A butler sink sits in the hardwood worktop. Then you'll discover the stairs to your gorgeous garden, with its long stretch of lawn leading to your sixty square foot office, which has its own deck. Back upstairs you'll come to your bathroom, with white suite, concealed cistern WC and shower over the tub.

Next along the landing is your first bedroom, another sixty foot space making it ideal for two home workers if required. Your second bedroom has 110 square foot of space, with painted boards underfoot and a view to the garden. Lastly on this floor is your elegant reception, with 225 square foot of space and a bay window for lashings of natural light. A handsome original fireplace draws the eye. Up into your beautifully converted loft, you'll find your third bedroom of over 135 square foot, with luxuriant yet hardwearing cork underfoot. There's a Juliet balcony, large skylight and en suite shower room bedecked in the brightest white tiles.

It's a fifteen minute stroll to St James Street station for the Overground, taking you to Liverpool Street in around the same amount of time for direct, thirty minute door to door trips to the City. Around the station you'll find a wealth of independent businesses and plenty of places to get a great coffee. As for green spaces, you're handy for St James Park, while less than half a mile away is the little hidden gem of Thomas Gamuel Park and playground.

a word from the owner...

"We've lived here for almost a decade and have poured so much into making it our home. The flat is incredibly spacious and light and it's a been a fantastic place to start a family. There are so many parks within walking distance and the Marshes and Wetlands are both on your doorstep. With Patchworks around the corner and Crate just up the road there's always lots going on and we love the community spirit here. We'll miss the pastries from Pinch La Deli, our lovely neighbours and summer evenings spent in the garden, but the time has come to finally move closer to our families."

Our Local Guide:
Walthamstow

Wetherden Street, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
