"Wellington Avenue has been a relaxing, safe and happy home over the past 10 years, and has has been perfect for hosting family get togethers. The house has a peaceful and airy feel, and the front rooms benefit from the green verge which separates the house from the road giving quietness and privacy. The garden space is a real suntrap. Being surrounded by beautiful trees gives the feel of being ‘out of London’ during the summer months, but because of being high up on the hill, throughout the winter when the trees have lost their leaves you are able able to see the Shard and other night lights including fireworks night along the London skyline, without the noise or congestion! The south facing rear means that the back bedroom is treated to views of fantastic sunrises and sunsets, perfect with your morning cup of tea. The neighbourhood is relaxed and friendly, and the Ridgeqway Park at the end of the road is great for walking, playing tennis, and visiting the miniature steam railway, which you can ride on! Then there is also Mansfield Park with it’s breathtaking view of the reservoirs, and of course Epping Forest and Pole Hill to explore. One favorite walk is to Butler’s Retreat on Chingford Plains where you can get coffee and wholesome lunches. With both Chingford Mount and Chingford North Station Road within walkable distances you are always able to head out for something to eat or drink, or pick up shopping provisions. This has been a lovely home in a wonderful area, and at one time we thought we might grow old here - it’s statistically proven that people live longer here! But it’s time now to let someone else enjoy all that this home and it’s neighbourhood provides. "

Chingford has flourished more quickly than people have caught on in recent years, making it something of a well kept secret for locals (it wasn’t us who told you). Full of village charm but only 26 minutes from central London, it’s easy to see the appeal. 

With sprawling parks in the centre and the 6,000-acre Epping Forest lining the northern boundary, there’s more open space than you can shake a native hornbeam stick at, no wonder that Chingford has spawned two England football captains in recent decades. 

For those looking to refuel after burning off all that energy in nature, there’s a thriving food and drink scene, although let’s be clear that the area’s admired status pre-dates the macchiato. Local historical landmark the Queen Elizabeth’s Hunting Lodge was built for Henry VIII way back in 1543.
