a word from the owner...

"This house has been our first proper home together, the one we’ve bought our two babies back to, a project that has grown with our family. We fell in love with the unusually wide spaces and light, unusual for Walthamstow. The sun rises over the back of the house in the day and moves around to the front in the afternoons - it is always bright. We focused on making it practical and energy efficient. I'm forever grateful to the architect that proposed space for a downstairs toilet and laundry room, and a separate snug, now we have kids. There is extra insulation, the glazing is a-rated and all the windows open, the flat roof is painted with heat reflecting paint, and the new heating system can run at low temperatures. It's been a comfortable and cheap house to run. However it has also been a labour of love. We have tried to sensitively put some of the character back: stained glass and the wooden porch as a nod to these Arts and Crafts houses, which was made by a local artist, or installing a clay tiled path. We’ve tried to tread lightly, using farrow and ball paint and eco wallpapers, and materials from the local community recycling shop on Hoe Street. We love that a lot of the fixtures or furniture - even the re-upholstery - has come from local shops like Black Duke in the village or second hand at the jumble trails. We remember seeing the Rowan tree in the back garden in glorious orange leaf the first autumn we took the keys, concreted into the back garden. We love how green it is outside now. We've sat on ladders on the lawn, talking to neighbours during the pandemic. We've shown the kids bees and butterflies, grown strawberries and plums that they steal, and sat outside with friends, drinking beers they bring over from Gnarly Vines on Hoe Street. The house is best in the early morning on cool summer mornings, when you can open the doors, and stand listening to the birds that live in our neighbour's tree, drinking coffee in the kitchen. We love being close to everything else in Walthamstow, including transport links. Thomas Gamuel Park is around the corner, where we had our son’s first birthday party!"

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too. 

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
