A gorgeously appointed, four bedroom family home in the heart of Walthamstow, with over 1300 square feet of living space over three storeys bursting with colour, character and style. The best of our beloved borough is at your fingertips.

Your garden's one of the many charms you have waiting for you, a blend of curvaceous patio and lawn backed with thriving greenery. A lovely solace.

You'll have loveable highlights where ever you look, starting with that delectable pale pink frontage and striking stained glass above the front door. Step inside for your, broad, light-filled hallway with clear sightlines all the way to your rear garden. On your left is the 150 square foot front lounge, a handsome affair with rich dark engineered oak hardwood underfoot and a striking statement chimney breast.

Moving to the rear you'll find the artful architecture of your 300 square foot kitchen/diner, vast and full of natural light thanks to a trio of skylights and an entire rear wall of bi-folding patio doors. Throw these back to connect the whole space to that lush garden. The kitchen area is artfully zoned by a substantial, timber-topped chef's island, while matching cabinetry runs across the rear wall below a classic tiled backsplash. The ground floor's completed by a handy spare WC and utility space. There's plumbing for a washing machine and tumble dryer; the perfect spot for laundry.

Upstairs your first two bathrooms are each bright, sizeable doubles featuring vintage detail and finished in splashes of colour. Your third sleeper, ideal for a child or home working space, sits across from your family bathroom, decked out in mint green and white metro tiling, with a rainfall shower over the tub. Upstairs, and your dual aspect, 200 square foot principal sleeper sits between twin skylights and a window framing rooftop views. The second of your twin bathrooms is a fitting finale; resplendent in pristine white letterbox tiling and a sky blue finish.

Outside and you're very well connected, with our comprehensive transport hub of Walthamstow Central just over a half mile away on foot. From here the overground will get you straight to Liverpool Street in twenty minutes, while the Victoria line will get you directly to Oxford Circus just as quickly. Putting both the City and West End, less than a half hour away door to door. Walthamstow Queens Road is closer still, less than ten minutes walk for the newly extended Gospel Oak to Barking Riverside line – now your direct twenty minute run to the River Thames.

- For nightlife and date nights, be sure to explore the diverse, independent wining and dining establishments of Walthamstow Village, our peaceful leafy oasis less than fifteen minutes stroll. From the cocktail chic of Eat17 to the artisanal hedonism at Mother's Ruin, you're sure to find a favourite.
- You're especially well served for open green spaces here, with Thomas Gamuel Park less than five minutes away for morning jogs and evening strolls. For weekend adventuring, Epping Forest and Hollow Ponds are around twenty minutes walk away, and our 500 acre Walthamstow Wetlands can be yours in thirty.?- Local schools don't disappoint either, you have seven 'Outstanding' primary/secondaries in a one mile radius alone, with a further twenty one rated 'Good' and just as close.

a word from the owner...

"This house has been our first proper home together, the one we’ve bought our two babies back to, a project that has grown with our family. We fell in love with the unusually wide spaces and light, unusual for Walthamstow. The sun rises over the back of the house in the day and moves around to the front in the afternoons - it is always bright. We focused on making it practical and energy efficient. I'm forever grateful to the architect that proposed space for a downstairs toilet and laundry room, and a separate snug, now we have kids. There is extra insulation, the glazing is a-rated and all the windows open, the flat roof is painted with heat reflecting paint, and the new heating system can run at low temperatures. It's been a comfortable and cheap house to run. However it has also been a labour of love. We have tried to sensitively put some of the character back: stained glass and the wooden porch as a nod to these Arts and Crafts houses, which was made by a local artist, or installing a clay tiled path. We’ve tried to tread lightly, using farrow and ball paint and eco wallpapers, and materials from the local community recycling shop on Hoe Street. We love that a lot of the fixtures or furniture - even the re-upholstery - has come from local shops like Black Duke in the village or second hand at the jumble trails. We remember seeing the Rowan tree in the back garden in glorious orange leaf the first autumn we took the keys, concreted into the back garden. We love how green it is outside now. We've sat on ladders on the lawn, talking to neighbours during the pandemic. We've shown the kids bees and butterflies, grown strawberries and plums that they steal, and sat outside with friends, drinking beers they bring over from Gnarly Vines on Hoe Street. The house is best in the early morning on cool summer mornings, when you can open the doors, and stand listening to the birds that live in our neighbour's tree, drinking coffee in the kitchen. We love being close to everything else in Walthamstow, including transport links. Thomas Gamuel Park is around the corner, where we had our son’s first birthday party!"

Our Local Guide:

Wellesley Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
