"We moved into Waverley Avenue in 2002 with our young family. A perfect location backing onto Chase Lane Park, and with Chase Lane Primary school the other side of the park. We have loved our garden not being overlooked and seeing the trees from the park, plus great views of Epping forest.easy 5 minute walk to Chingford Mount shops and restaurants, with everything needed nearby. We, as a family have enjoyed all the surrounding areas in walking distance, Larkswood, Highams Park Lake and cycling along the river Lea towards Waltham Abbey or into more Central London along the river. A 5 minute drive and we would be in Epping Forest exploring. Such a great location for M11 & M25 as well, which was important for us and working. We found everyone in Waverley Avenue so friendly and helpful. Great for a young family to grow up. After almost 21 years here, with our children now adults and with their own lives we have decided to move to Suffolk and to be by the sea. We will miss the community of Waverley and all our Neighbours and friends."

Chingford has flourished more quickly than people have caught on in recent years, making it something of a well kept secret for locals (it wasn’t us who told you). Full of village charm but only 26 minutes from central London, it’s easy to see the appeal. 

With sprawling parks in the centre and the 6,000-acre Epping Forest lining the northern boundary, there’s more open space than you can shake a native hornbeam stick at, no wonder that Chingford has spawned two England football captains in recent decades. 

For those looking to refuel after burning off all that energy in nature, there’s a thriving food and drink scene, although let’s be clear that the area’s admired status pre-dates the macchiato. Local historical landmark the Queen Elizabeth’s Hunting Lodge was built for Henry VIII way back in 1543.
