A terrific three bedroom modern family terrace with gated driveway, in a secluded spot near Blackhorse Lane. Immaculately presented, with low maintenance garden, it's as little as half an hour's commute to Kings Cross door to door.

You're a short stroll from the Blackhorse Beer Mile, a cluster of independent craft beer breweries that also includes an urban winery and brandy house.

IF YOU LIVED HERE...

Your welcoming hallway reveals your WC on the right, with your kitchen opposite. This is a superb space with stylish grey units and metro tiled backsplashes. A double oven is integrated at just the right height. Back through the hallway with its plentiful storage is your reception, with grey hard-wearing laminate flooring underfoot and a pale blue feature wall. Step out here for your large and low maintenance garden, with raised borders and sturdy fencing.

Upstairs are your three bedrooms, the first two sitting to the rear and overlooking the garden. Your main bedroom is to the front. All three have more of that attractive laminate flooring. Also to the front is your fully tiled shower room. It has a modern white suite, vanity sink with ample storage, and plenty of natural light. There's also more handy storage tucked into two spots on the landing.

You're just ten minutes on foot from the Lockwood Way entrance to London's largest nature reserve, our 500 acre Walthamstow Wetlands. The River Lea and Banbury Reservoir are on your doorstep too. You can be at Blackhorse Road for the Victoria Line in twenty minutes on foot, or take the 158, W11 or W15 to halve the time. If you're driving, the North Circular is less fifteen minutes away in the car.

a word from the owner...

"The two best bits of our house are our Kitchen and Garden. We spend a lot of time cooking, so we installed a spacious Wren Kitchen in 2022. We also love relaxing in our Garden that gets loads of sunlight throughout the day. We frequently take advantage of the fact Lee Valley Park is on our doorstep. It's amazing having an open green space, that we use for short walks around the nature reserve, longer walks along the canal or jogs around both. There are loads of local amenities: Cafe and a Co-op on Higham Hill as well as Blackhorse Beer Mile for a cheeky pint after work. There are large supermarkets (Tesco and Sainsbury's) near by on the A406 and Walthamstow is about a 40min walk for more restaurants and shops & Blackhorse Road tube stop is a 20min walk to get into the city centre."

Our Local Guide:
Walthamstow

Waterhall Close, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
