A smart and substantial three bedroom end terrace with twin bathrooms, beautiful conservatory, and a lengthy, landscaped garden ending in a large and luxurious garden room. All sat on a tree-lined street in Chingford with off-street parking.

Why not consider extending into the loft in the form of a dormer conversion, as some of your neighbours have done (STPP)? This would give you a home that could grow with your clan, as well serving as a fine investment.

IF YOU LIVED HERE...

You'll be stretching out in over 1350 square feet of space in this hugely generous 1930s abode. Let's start in your lounge - a sumptuous 185 square feet with pewter walls, timber beams overhead and soft carpet underfoot. It all opens out to your 120 square foot conservatory, an ideal spot for relaxing and entertaining all year round. Step out from here onto your eighty foot west-facing garden where a path flanked by lush lawn is bookended by two gorgeous timber decked al fresco seating areas.

Out here you have another splendid spot - your 300 square foot garden room. Fully-powered, tri-aspect and ideal for all manner of uses. Currently it's a superb games room and bar. Head back inside and the ground floor's completed by a family bathroom with tub, and your kitchen decked out in dove grey cabinets with a brushed chrome backsplash. Next, pad up the stairs for your principal bedroom, a 115 square foot double with its own walk-in wardrobe. Bedroom two's almost as sizeable, while your third sleeper's a generous single. Lastly, your second bathroom's home to a shower cubicle and slate grey flourishes.

Outside and Highams Park station is a seven minute drive or cycle away, where the Overground will ferry you straight to Liverpool Street in twenty three minutes. Around the corner on Chingford Mount Road you're served by seven bus routes - perfect for destinations all over the capital as well as a swift shuttle to Walthamstow for The Village or an easy swap to the speedy Victoria line. Drivers have off-street parking for two cars and can be coasting along the North Circular in six minutes or the M11 in nine. Finally, Stansted Airport's just thirty four minutes away door-to-door.

WHAT ELSE?

- Current or prospective parents will be pleased to know you have ten primary/secondary schools in a one mile radius alone, all deemed 'Good' or 'Outstanding' by Ofsted.
- Chingford Mount's just a seven minute walk away for all your day to day essentials and a whole host of things to see and do. Chingford itself is a short drive away for a lovely range of esoteric eateries.
- Epping Forest's wide open blue and green space is all also within an easy drive. Explore Queen Elizabeth's Hunting Lodge before heading into Chingford Plain. Closer to home, nature's only moments away at both Memorial Park and Chase Lane Park.

Our Local Guide:
Chingford

Warwick Road, Chingford — Stow Brothers

Chingford has flourished more quickly than people have caught on in recent years, making it something of a well kept secret for locals (it wasn’t us who told you). Full of village charm but only 26 minutes from central London, it’s easy to see the appeal.

With sprawling parks in the centre and the 6,000-acre Epping Forest lining the northern boundary, there’s more open space than you can shake a native hornbeam stick at, no wonder that Chingford has spawned two England football captains in recent decades.

For those looking to refuel after burning off all that energy in nature, there’s a thriving food and drink scene, although let’s be clear that the area’s admired status pre-dates the macchiato. Local historical landmark the Queen Elizabeth’s Hunting Lodge was built for Henry VIII way back in 1543.
