2 Bedroom

1 Bath

A beautifully-restored two-bedroom home on the ground floor of a former Warner property, with a private garden and classic features throughout. The location is an excellent spot between Blackhorse Road, Walthamstow Central and St James Street, meaning you can enjoy the perks (and transport links) of not one, but three thriving neighbourhoods. Although surrounded by these lively communities, Warner Road itself is actually a quiet and residential street, so it really does offer the very best of all worlds.

IF YOU LIVE HERE…

You'll love the iconic design of this home, developed by Walthamstow’s first mayor, Sir Thomas Courtenay Warner at the turn of the last century. The properties are incredibly sought-after today, and for good reason considering the timeless style.

The two double bedrooms both benefit from plenty of natural light, while the custom shutters ensure you have control over the brightness. The decor is neutral, allowing the classic features such as the ornate fire surrounds to take centre stage. Of course, if more convenient, one of the rooms could easily act as an extra living space. The bathroom is an excellent size, balancing modern convenience with traditional style.

You’ll find more immaculate decor in the kitchen/diner, alongside glossy tiling and smart fittings that would make Mr Warner proud. The dual aspect windows ensure there’s plenty of light, and you’ll love spilling out into the leafy garden during warmer months.

Beyond sole-use front door, you’ll be delighted to find that your new home is nestled in between some excellent green spaces; Lloyd Park, Walthamstow Wetlands and St. James Park – all reachable on foot. Jump on a bike and get to them even quicker.

As for urban delights, there’s plenty. In fact, a study conducted by Conde Nast Traveller ranked Blackhorse Road among the UK and Ireland's top destinations to visit in 2024 - and it’s just a 10 minute stroll from your front door! Start by exploring the Blackhorse Beer Mile, home to some of East London's most exciting craft beer breweries, bars and street food, including Signature, Exale, Hackney, Wild Card and the epic Big Penny Social (look out for events across all of them).

If you head in the other direction you’ll find the incredible amenities that Hoe Street has to offer, including the soon-to-open world-class Soho Theatre Walthamstow, and a whole host of award-winning restaurants.

WHAT ELSE?...

-It’s a 10 minute stroll to Blackhorse Road station, where the Victoria line will get you straight to Kings Cross in the same amount of time, or hop on the Overground, which zips between Gospel Oak and Barking. Buses are plentiful too. You also have the option of strolling slightly further to St James Street or Walthamstow Central for the Overground route to London Liverpool Street.
-New local? How about The Chequers on the High Street, a favourite with many due to its great selection of drinks and delicious roasts.
-Head to Walthamstow Central for Europe’s longest market which runs along Walthamstow High Street, as well 17&Central shopping centre, which has a fantastic food court and mini golf, as well as the convenient chains.

a word from the expert...

"For me it’s the sheer variety you find in each pocket of Walthamstow that makes working and socialising here so enjoyable. Whether it’s having a coffee from Perky Blenders, going for a Sunday morning walk in Epping Forest, dropping into one of the local breweries in Blackhorse Road, or catching up with friends in Lloyd Park, the growth and positive changes within E17 have been incredible in recent years." Our Local Guide:
Walthamstow

Warner Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
