2 Bedroom s

A real local classic, this two bedroom, ground floor Warner apartment sits in a friendly neighbourhood with the very best our borough has to offer within easy reach. From Blackhorse Road tube to Lloyd Park, the High Street to CRATE St James.

Conceived at the turn of the century by Walthamstow's first mayor, Sir Thomas Courtenay Warner, these properties remain some of the most sought after housing around.

IF YOU LIVED HERE…

You'll be enjoying all the benefits of the Warner layout, from your dedicated front door to private section of rear garden. Step inside and your generous, 130 square foot reception is on the right, stylishly detailed, with recently fitted floors and an elegant hearth serving as a charming centrepiece. Next door your principal bedroom's a sizeable double, finished in similar style.

Bedroom two lies further down the corridor - thanks to the flexible Warner layout this can easily be turned to use as a study or second reception. There's also plenty of extra social space in your kitchen/diner, smartly decked out with smoky grey floor tiling, timber-topped white cabinets and a striking yellow statement wall. Finally, your bathroom completes the property, with tower radiator and shower over the tub.

Outside and, as noted, you're mere moments away from some of the finest attractions our borough has to offer. Our green gem of Lloyd Park is just a fifteen minute stroll, for landscaped gardens, cafes, courts and open green spaces. When you're heading further afield, St James Street overground is seven minutes on foot and will get you straight to Liverpool Street in twenty. Alternatively, Blackhorse Road tube is just a half mile on foot for fifteen minute runs to Kings Cross via the Victoria Line.

WHAT ELSE?

- The Blackhorse Beer Mile recently celebrated its first full year of delighting craft beer lovers. A collection of independent breweries, tap rooms and beer gardens, including Exale and Wild Card, it's clustered around Blackhorse Lane, just over ten minutes' walk from your front door.
- Your dedicated section of garden deserves a special mention, it's a pristine courtyard, sheltered by plentiful screening greenery. You have direct access from the kitchen.
- Our famous High Street, home to Europe's longest street market as well as the Walthamstow Mall and Empire Cinema, is just seven minutes away on foot.

a word from the owner...

"We've loved our time in our Warner Road flat - from the community feel of the road with its what's app groups and friendly neighbours, to spending long summer days in our sun trap private garden. We also love how versatile the layout is - our spare bedroom has been a dining room, a guest bedroom and a study in the last year alone! It's the perfect location in the heart of Walthamstow too with good transport links. You're close to cafes, shops, pubs and Lloyd Park, with Stoneydown Park at the end of the road. Plus only 10 minutes walk to either Blackhorse Road station for the Victoria line or to St James St for the Overground. The Blackhorse Road Beer Mile is also only a short walk away. We'll be really sad to leave our road, and we're only moving as we're leaving London."

Our Local Guide:
Walthamstow

Warner Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
