This beautifully restored three-bedroom 1930s mid-terrace home is situated in fantastic spot with easy access to Chingford and Walthamstow, as well as the sprawling woodlands of Epping Forest.

Coming in at 1410 square foot, it’s an impressively spacious property, where highlights include the 57 foot garden with studio at the rear, bright kitchen/lounge, first floor bathroom and converted loft with ensuite.

Beyond that charming frontage, you’ll find a wonderfully proportioned home where every inch has been considered for the optimum layout (something we’ll always appreciate in 1930s design).

At the front you have your reception room, which is full of natural light thanks to large bay windows. There are traditional features throughout, such as the striking fire surround and ornate beading, and the decor is spotless.

Your open plan kitchen/lounge is bursting with light thanks to the generous patio doors doors and sky lights, ensuring that the pristine design is showcased in all its glory. There are glossy white units and smart integrated appliances, and there’s ample space for both dining and lounging.

During warmer months you’ll love being able to spill out into the spacious rear garden, which has a decked patio and lawn. The convenient garden studio at the rear could be used as anything from a home gym to office space - the choice is endless.

You’ve got a family bathroom on the first floor and ensuite in the converted loft - the fittings are sleek and modern across both. The bedrooms are also smartly finished - two on the first floor and a master in the loft, where you’ll also find plenty of storage.

Beyond that lovely front garden, you can be at the cusp of Epping Forest within around 15 minutes, and Chingford station is 1.7 miles away. From there you can nip to Liverpool Street on the overground in around 30 minutes, or change three stops down the line at Walthamstow for the speedy Victoria line. Walthamstow and Highams Park are both easily accessible by bus, too.

Chingford Mount as some fantastic amenities; Japanese restaurant Super Sushi is one of our favourite eateries, but there’s so much more to explore.

- Parents will be pleased to know that there are plenty of great primary and secondary schools in the area.
- You’re just a couple of minutes on foot from Mansfield Park, which is fantastic open space enjoyed by everyone from joggers to dog-walkers and families. Just as near, you’ll find Ridgeway Park, home to the Chingford & District Model Engineering Club, where members of the public can ride on the model railway on Sundays.
- As well as having the sprawling Epping Forest on your doorstep, you’ve also got some incredible outdoor pursuits around the River Lee’s reservoirs, including Lee Valley Athletics, Lee Valley Golf Course and the London Watersport Company.

a word from the owner...

"We have enjoyed living here for the last 24 years. The garden is fairly private and has the Sun on it for most of the day. The neighbours are all pleasant and helpful. Being only a 15 minute walk to Chingford Mount, which has plenty of shops and restaurants."

Our Local Guide:

Waltham Way, Chingford — Stow Brothers

Chingford has flourished more quickly than people have caught on in recent years, making it something of a well kept secret for locals (it wasn’t us who told you). Full of village charm but only 26 minutes from central London, it’s easy to see the appeal.

With sprawling parks in the centre and the 6,000-acre Epping Forest lining the northern boundary, there’s more open space than you can shake a native hornbeam stick at, no wonder that Chingford has spawned two England football captains in recent decades.

For those looking to refuel after burning off all that energy in nature, there’s a thriving food and drink scene, although let’s be clear that the area’s admired status pre-dates the macchiato. Local historical landmark the Queen Elizabeth’s Hunting Lodge was built for Henry VIII way back in 1543.
