4 Bedroom s

1 Bath

A beautifully kept four bedroom Victorian semi detached, artfully developed in the original style to take in more than 1200 square feet. Outside, the cafes, bars and amenities of George Lane are just a ten minute walk.

With your loft space so far unexplored you still have a wealth of developmental potential remaining, including the addition of a whole new storey as some of your neighbours have done (subject to permissions). There's also a cellar.

You'll be welcoming friends and family into your expansive, dual aspect through lounge. Finished in a tranquil cream palette up to the picture rail, with soft carpet underfoot and totalling more than 250 square feet, it's a classically cosy space. At the end of the hall you have a dedicated dining room, where warm honey hued hardwood runs underfoot and an archway lays it open to your kitchen, with a wealth of cream cabinets.

Into the garden itself now, where a secluded patio gives way to a lovingly manicured length of lawn bisected by a paved pathway, surrounded by thriving greenery and timber fencing, and ending in handy shed. Back inside, your ground floor is completed by a spare WC and integrated storage in the hallway.

Upstairs, your principal bedroom sits to the front, a dramatically spacious double at a shade under 180 square feet with original cornicing and twin double glazed windows. Bedroom two's another double, with an ornate suite of integrated storage, while your third sleeper's a sizeable single and bedroom four is another solid double. Finally your family bathroom completes things - pristine in white with an aqua blue mosaic strip and shower over the tub.

- The great green expanse of Epping Forest starts just two minutes from your front door. Endlessly explorable and great for blowing away the cobwebs or exercising furry friends.
- As noted, the social hub of George Lane lies just ten minutes away. Five minutes further you'll find South Woodford tube, for direct, speedy runs to the City and West End via the central line.
- Local schools are chiefly excellent, with five primary/secondaries rated 'Outstanding' less than a mile away on foot. A further ten are deemed 'Good', and just as close.

a word from the expert...

"South Woodford was home for the first 25 years of my life. As I get older, I realise how lucky I am to have grown up here, an area with such fantastic schools, amenities and green space. George Lane is the main hub, where you’ll find the Central line station, as well as a great selection of supermarkets — M&S, Sainsburys, Waitrose and a Co-op. On top of this, is a fantastic choice of bars, pubs and restaurants, as well as an Odeon Cinema, library and gym. You really do have everything on your doorstep. Personal favourites for food include the Japanese restaurant Sakura, and the award-winning Indian Grand Trunk Road. South Woodford boasts a great stock of Victorian/ Edwardian family homes, as well as newer purpose-built blocks of flats and conversions, so attracts families and young professionals. It has great transport connections to the City and Canary Wharf, and with Epping Forest on your doorstep, it’s got the perfect balance of everything you need. My favourite local spots for walking are the Hollow Ponds, and the tucked away Elmhurst Gardens, with its two tennis courts. The nearby Woodford Dog Park is also a favourite, where both dog and owner meet up with their regular pals! All round, it’s a great place to call home." BEN CHARLETON E18 SENIOR ADVISOR

Our Local Guide:
South Woodford

Walpole Road, South Woodford — Stow Brothers

Beautiful property, great amenities, green space, a wonderful sense of community and excellent transport links, honestly, what’s not to love about South Woodford?

No wonder it’s become such a popular area for families looking to make their money go a little further. For a start, there’s a Marks and Spencer and Waitrose on the vibrant high street, as well as independent stores and eateries. It has incredibly easy access to the City and West End (18 mins to Liverpool St or 27 mins Oxford Circus on the Central line), and with Epping Forest a stone’s throw in the other direction, residents really do feel like they’ve got the best of both worlds.

No wonder it’s such a happy community. Luckily they’re a friendly, inclusive bunch too, pleased to welcome both new residents and visitors alike.
