4 Bedroom

2 Bath

A beautifully presented, lovingly developed four bedroom end terrace, arranged over three storeys and with an expertly landscaped rear garden. It all sits at the end of a peaceful no through road in Highams Park, surrounded by greenery.

The endless nature of Epping Forest is just a half mile away, while Highams Park itself, with the famous Highams Park Lake and tremendous views across London, is just thirty minutes on foot or seven by bike.

Step inside and the pristine blend of vintage and contemporary style is immediately apparent, with blonde herringbone underfoot, a smoky grey staircase rising ahead and walls finished in deep ocean blue up to the original picture rail. This appealing aesthetic flows seamlessly on into your 130 square foot front lounge on the right, with classic bistro shutters on the bow window and a powder sand paintjob. A sleek ethanol burner sits in the exposed brick hearth, below a reclaimed timber mantel.

Heading towards the rear, a flawless utility room and spare WC are tucked away on your right before you come to the wonderfully vast and beautifully bright 300 square foot kitchen/diner. In here twin skylights and a gun metal beam run overhead, while one entire wall of gorgeous exposed brick faces a flank of mint green cabinets and herringbone splashbacks. A substantial and stylish breakfast bar with marbled countertops sits in between, and more of that signature herringbone runs underfoot.

Bi-folding patio doors open the whole space up to your garden. Step out here for a raised patio descending to a generous length of Trulawn ending and an elevated deck home to a sizeable, powered and insulated summer house. A handy home gym or an ideally isolated home office for that all important work/life balance. Back inside, and upstairs your principal bedroom's a bow windowed, 140 square foot beauty, finished in a striking combo of pristine white and burnt orange.

Down the hall and your family bathroom's a sleek and seamless masterpiece, fully tiled from floor to ceiling in large format smoky grey letterboxes, with a shower and onyx trimmed shower screen over the tub. The first floor sleeping arrangements are completed by a second double bedroom to the rear and a generous single to the front. Head upstairs again for your dual aspect and skylit, 200 square foot loft suite, home to an en suite shower room, entirely finished in smoky jade letterboxes with an oversized stroll-in rainfall shower cubicle.

- Highams Park overground station is a little over fifteen minutes on foot or five by bike. From here it's just twenty three minutes direct to Liverpool Street, or you can ride two stops and swap to the Victoria line at Walthamstow Central.
- Local schools are excellent, with twenty two primary/secondaries rated 'Outstanding' or 'Good' by Ofsted all less than a mile on foot. For early years the Magic Roundabout Nursery is just five minutes around the corner.
- Vino Tap and The Stag & Lantern micropub are just across from the station and will satisfy wine lovers and craft beer fans respectively. But be sure to also try the fifteen minute stroll to The Royal Oak Pub & Guesthouse, for a delicious menu in salubrious surroundings.

a word from the owner...

"This house has been a labour of love. When we moved in it required a lot of renovation and when we moved it was just before lockdown so it’s been a protracted process. Going from 1 kid to 3 kids in this house has been a joy. The garden is a fantastic size and keeps everyone entertained. We get full sun for the majority of the day in the back garden so it’s become a great entertaining space. Especially when the bi-folds are thrown open. Dan works in Tower Hamlets as a teacher and uses the car to drive to work, with great connections from A406 to A12 it couldn’t be simpler. Andy works in Liverpool Street and the short walk to Highams Park as made his commute bliss. As we have a dog, it was fantastic to discover an enclosed wooded area just a 10 minute walk away that makes you feel like you’re no longer in the city and takes you all the way up to Highams Park park and lake. Which is a beautiful, duck filled lake, again, feels entirely out of London in the experience. We love going to The Royal Oak, the food is incredible. And Highams Park offers a range of lovely cafes, organic food shops as well as a craft brewery pub and wine bar. We also enjoy the close proximity to Lloyd Park as well as the Walthamstow Better Health centre where you can work out, swim or go crazy in the trampoline park. All in all we love it here, it has everything we need. And the only reason we’re moving is because we want to be closer to family so our kids can see their cousins more!"

Our Local Guide:

Wadham Avenue, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
