"We've loved living in Victoria Road and will be very sad to say goodbye. It's such a light, bright, peaceful house. We especially love the living room which manages to feel both airy and cosy. The garden is really special, with several mature trees including a magnolia and cherry tree which both have beautiful blossom in the spring, and an amelanchier tree which has lovely spring blossom, bright red berries in the summer and gorgeous orange autumn leaves. There's so much green space nearby. Chestnut's Field is 2 minutes away - fantastic for blackberry foraging in autumn! You can cut through there to get to Fellowship Square, where there are free community events almost every weekend. Or cut through the other way to get to the Feel Good Centre for the pool and gym (and soft play!). It's not far to Lloyd Park, either - or if you fancy something wilder, you can walk to Epping Forest in under 15 minutes. We think it's the perfect location, because you can just as easily stroll into Walthamstow Village, up to Highams Park or down to Hollow Ponds. You get the best of everything! There are great transport links, with Wood Street Overground about 10 minutes walk away, and a bus stop at the end of the road to get the 212 to Walthamstow Central or the W16 to Leytonstone. There's loads going on along Wood Street. You're spoilt for choice for working from home lunches! Our favourites are the sandwiches from Wood Street Bakery and the pastries from Chocolatine seriously might be the best you can get outside France! You can stock up on beer and wine at Clapton Craft; find quirky gifts in Wood Street Market; buy plants at Lancaster's Garden Centre... and if you've got kids, Role 2 Play is right around the corner. And how could we not mention Ruttle & Rowe cafe, just across the road? It's a total hidden gem: fantastic coffee served by the loveliest people."

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too. 

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
