An impressive three-bedroom Victorian terrace situated in a popular, peaceful spot.

Coming in at 874 square feet with potential to extend further, highlights include a first floor bathroom, two reception rooms and a large, secluded rear garden.

We love this location and we think you will too; it’s a short stroll away from the ancient woodlands of Epping Forest, while urban perks include excellent transport links, brilliant local eateries and a friendly community.

You’ll really enjoy the sense of space found in this beautifully restored Victorian home, but you’ll also appreciate having two separate reception rooms when you’re looking for a cosy retreat in winter, or simply after some time to yourself.

The current owners have done a great job in making sure that the property balances old and new. In the front reception room, the stripped floorboards, sash windows and fire surround set the tone, while features such as the column radiator and custom shutters add timeless style.

The rear reception room is equally impressive, and there’s ample space for a full-size dining table. Meanwhile, the kitchen is sleek and modern, with spotless units, stylish tiles and integrated appliances. At the rear, you’ll find your brilliantly spacious rear garden, which is bursting with fauna and nicely secluded thanks to the gorgeous mature trees.

Upstairs, the front bedroom will make a fantastic master, with its custom-storage and striking fire surround, while the two rear bedrooms are a good size, with more features such as the soft carpeting and immaculate decor. Conveniently located on the first floor, the bathroom is bright and stylish, with pristine fittings and an over-tub shower.

Beyond your beautifully tiled front pathway, you can be at the cusp of Epping Forest within about ten minutes walking, while Fellowship Square - home to the recently developed splashtastic fountains - can be found a similar distance in the opposite direction, and Walthamstow’s much-loved Lloyd Park a few minutes further.

Your favourite new coffee shop, Ruttle & Rowe, is mere seconds away, while the delights of Wood Street are just a short stretch further. There’s the wonderfully unique Wood Street Indoor Market, delicious brunch spot Dudley’s, excellent beer shop-cum-bar Clapton Craft and sensational bakery Chocolatine, just to name a few of your local hangout spots. Head in the other direction for The Dog & Duck, a family friendly gastropub - 10 mins from your front door. You’ll love exploring and uncovering other gems such as the cosy and comforting La Cafeteria, which serves up Mediterranean dishes just seven minutes from your door.

- You’re only a 12 minute walk to Wood Street station, where you can nip to Liverpool Street in 20 minutes on the overground, or change one stop down the line at Walthamstow Central and head into the West End on the ultra-efficient Victoria line.
- Parents will be pleased to know you have plenty of primary/secondary schools, all rated 'Good' or 'Outstanding' by Ofsted, in the area.
-For a true sense of community, head to see the mighty Walthamstow FC in action. Their home ground is a mere eight minute stroll away, and their sponsors Exale provide the beer.

a word from the owners...

"We've loved living in Victoria Road and will be very sad to say goodbye. It's such a light, bright, peaceful house. We especially love the living room which manages to feel both airy and cosy. The garden is really special, with several mature trees including a magnolia and cherry tree which both have beautiful blossom in the spring, and an amelanchier tree which has lovely spring blossom, bright red berries in the summer and gorgeous orange autumn leaves. There's so much green space nearby. Chestnut's Field is 2 minutes away - fantastic for blackberry foraging in autumn! You can cut through there to get to Fellowship Square, where there are free community events almost every weekend. Or cut through the other way to get to the Feel Good Centre for the pool and gym (and soft play!). It's not far to Lloyd Park, either - or if you fancy something wilder, you can walk to Epping Forest in under 15 minutes. We think it's the perfect location, because you can just as easily stroll into Walthamstow Village, up to Highams Park or down to Hollow Ponds. You get the best of everything! There are great transport links, with Wood Street Overground about 10 minutes walk away, and a bus stop at the end of the road to get the 212 to Walthamstow Central or the W16 to Leytonstone. There's loads going on along Wood Street. You're spoilt for choice for working from home lunches! Our favourites are the sandwiches from Wood Street Bakery and the pastries from Chocolatine seriously might be the best you can get outside France! You can stock up on beer and wine at Clapton Craft; find quirky gifts in Wood Street Market; buy plants at Lancaster's Garden Centre... and if you've got kids, Role 2 Play is right around the corner. And how could we not mention Ruttle & Rowe cafe, just across the road? It's a total hidden gem: fantastic coffee served by the loveliest people."

Our Local Guide:

Victoria Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
