Glorious two bedroom period conversion in the popular Chapel End area. Occupying the ground floor of a handsome Victorian building, this apartment is exceptionally bright thanks to the double bay windows to the front. With the added bonus of a charming and private courtyard garden, the space offers a wonderful blank canvas for you. Located a short walk from the multiple amenities of Wood Street, including a whole host of local independent cafes, shops and restaurants, as well as access to the Overground.

IF YOU LIVED HERE...

As you enter this apartment we are sure you will be struck by the sense of light and space inside. We mentioned that both of the rooms that sit to the front aspect of the house have large bay windows, allowing the light to flood in. Stripped and treated floorboards lay underfoot, perfectly complementing the bright white walls. These two rooms are both large doubles, with plenty of space for a range of bedroom furniture. You have a huge reception room to the rear, that opens into the kitchen and out to the private garden via double-doors. The kitchen is well appointed, with on-trend checkerboard flooring, integrated oven and hob and tasteful floor units. You currently have a frosted glass pane between here and your reception room, which could easily be opened up to create a breakfast bar or passe-plat.

Your wonderful private garden is a much coveted feature, and gives you 40m2 of extra living space! Currently a perfectly low maintenance paved space, you have so many exciting possibilities to develop this outdoor haven to fit your tastes. We recommend popping along to Lancaster’s on Wood Street - an independent garden centre with a huge array of both indoor and outdoor plants as well as gorgeously designed pots and garden furniture, you are sure to find exactly what you need to turn this into your dream garden!

On the subject of your local Wood Street neighbourhood, you have some of the Borough’s best loved independent stores at your fingertips. Head to Wood St Bakery and Chocolatine Bakery for fresh pastry and bread items, Dudley’s for a more substantial cooked brekkie or Italian restaurant Marilucia for family-friendly, delicious Italian fare. Gigi’s Dressing Room is the place to be for Vintage shopping, or spend a sleepy weekend exploring the indoor market and flicking through stacks of vinyl.

WHAT ELSE?

- Your position here makes it easy to explore the whole of the Borough and beyond. Our stunning green space Epping Forest is a short walk or bike ride away, as is Fellowship Square. Redeveloped as part of Walthamstow’s ‘London Borough of Culture’ status in 2019, it is now a neighbourhood centre for culture and celebration. With light-up fountains for the hot summer months, cosy winter markets, and a whole host of shows and celebrations there is a vibrant program of events here year-round.

- Wood Street Station is on the Overground network. Ride one stop to Walthamstow Central and pick up the Victoria Line, or you’re in Liverpool Street in as little as 20 minutes.

- All of this, and this lovely apartment is being offered chain free, helping to ensure a smooth buying process.

a word from the owner...

"I bought this property in 2006 when Walthamstow wasn't a very trendy place to live, and that's not the case any longer. The street is lovely and quiet. I knew quite a few of my neighbours when I lived there. I loved walking to Lloyd Park and I used to spend a lot of time there. There is a great little vintage market on Wood Street that I would spend all of my time in, and I filled the flat with finds from there. The cafe next door used to be a hairdressers! When the cafe started it really changed the area for the better. They've had a few street parties, and there is a real community feel. Grayson Perry had a studio around the corner and I sometimes used to see him outside my window having a tea from the cafe! It's a lovely area. If I hadn't moved back up north I would still be living there now. My tip would be to find out about the local arts scene. The Walthamstow Arts Trail goes through the road, and it's a great thing to be part of. The Nags Head and the Village area is only a short walk away, and I'd meet my friends there. Not a long walk back from a night out there to the flat. The garden is a bit of a sun trap in the summer and it's not overlooked. It was a great place to entertain and because the cafe would be shut off an evening. I've owned if for 18 years and although I've rented it out for the past few years, it was a lovely home and will be a great little flat for someone else to enjoy."

Our Local Guide:
Walthamstow

Victoria Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
