3 Bedroom

2 Bath

Situated in a quiet road between the peaceful River Lea and Lloyd Park, yet still within easy reach of Central London, this three-bedroom end-of-terrace home has all the makings of a forever home, with its large west-facing garden, two bathrooms and a bright kitchen/diner as well as a spacious reception room. The fact that it’s an end-of-terrace means it enjoys some of the same perks as a semi-detached home, too.

IF YOU LIVED HERE…

You'll love the balanced layout of this home - you’re particularly well set up with the separate reception room and dine-in kitchen, not to mention the first floor bathroom in addition to the one on the ground floor. There’s plenty of natural light throughout, as well as social spaces to choose from. During warmer months, the large and leafy garden will become a true extension of your home, and the fact that it’s west-facing will be much appreciated.

If preferred, the ground floor bedroom could be used as a home office or play room, as you have another two large bedrooms upstairs, in addition to the bathroom. There are some fantastic design opportunities throughout, so you’ll have a fun time making your mood boards and dreaming up plans.

Beyond, you’re in a great spot for exploring this dynamic part of E17. There’s an abundance of green space; Higham Hill Park is a short stroll away, while Lloyd Park is just a stretch further, where you’ll find everything from a skatepark and outdoor gym to galleries and cafes. You’re also a short hop from the Blackhorse Beer Mile, where you’ll find some of East London's most exciting craft beer breweries, bars and street food. Hackney Brewery is just 13 minutes on foot. Head slightly further south for Exale, Signature Brew and the epic Big Penny Social.

As for food and drink-based perks, SlowBurn, which was recently named one of the Guardian’s essential restaurants to ‘try right now’, is less than a mile away, while the UK’s first dedicated brandy house, Burnt Faith, is a similar distance

Want escape further afield? Blackhorse Road station is 1.2 miles away, where the Victoria line will get you straight to Kings Cross in around quarter of an hour, or hop on the Overground, which zips between Gospel Oak and Barking (great for day trips to Hampstead Heath or the Essex seaside). Buses are plentiful too.

WHAT ELSE?
- Looking for some creative inspiration? Head just 0.8 miles to Blackhorse Workshop, a studio where you can sign-up for fantastic part-time courses such as frame making and woodwork.
- Parents will be pleased to learn there’s an abundance of great primary and secondary schools in the area.
- Head north and you’ll find some great outdoor pursuits around the River Lee’s reservoirs, including Lee Valley Athletics, Lee Valley Golf Course and the London Watersport Company.

a word from the owner...

"I’ve lived in this house for nearly eight years now, and I absolutely love the location and the area. The street is very quiet, and it’s a safe, family-friendly area with a real sense of community and neighbourliness. There are also many schools and nurseries nearby. Living here feels like being in both the city and the countryside at the same time, with the Wetlands and River Lea canal walk right on your doorstep. There are amazing walks with the dog and beautiful scenery to enjoy, along with several parks within a five-minute walk, such as Higham Hill Park. The transport links are excellent too. The Victoria Line at Blackhorse Road tube station is great (I always get a seat). I commute three days a week into central London and, door to desk, I’m usually in Euston in just 25 minutes. We’ve particularly enjoyed our garden, which gets plenty of sun. It’s perfect for barbecues in the summer, and the very large patio makes dining al fresco a real pleasure. Having a two-car driveway is such a godsend, providing off-street parking and helping to lower car insurance premiums as well. I’ve really enjoyed living here and will be sad to leave, but new adventures await us up North. I’m sure whoever buys this house will have many happy years here, just as we have."

Our Local Guide:
Walthamstow

Valognes Avenue, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
