3 Bedroom s

1 Bath

An elegant, bright and spacious three bedroom contemporary semi detached, with vast hosting spaces, generous driveway and large rear garden. It's all peacefully sat between the green spaces of Mansfield Park and Lee Valley Playing Fields.

You're also just ten minutes walk from the glorious open green expanse of Epping Forest, endlessly explorable, you can forget the City and happily wander for miles here.

IF YOU LIVED HERE

You'll have over 1100 square feet of expertly extended living space to stretch out in. Your hallway's handsomely finished in smoky grey with geometric floor tiling underfoot. There's a smart, spare WC to the left, while your first reception room sits to the right. A substantial 220 square feet, in here you have plush grey carpet and a striking royal blue statement wall.

It's all laid open to your impeccably vast kitchen/diner, occupying the full width of your property, wrapping around to take in the kitchen, all while basking in natural light from twin skylights and dual sets of bi folding patio doors. Large format glossy floor tiling and pristine white walls make the most of all that light and space, while your kitchen area's decked out in glossy white cabinets and metro tile splashbacks. Polished chrome tower radiators complete the aesthetic.

Step outside here for your rear garden, a huge, secluded and barely overlooked mix of patio and lawn. Immaculate timber fencing runs down either side, a large summerhouse sits at the end and there's nothing but the treetops of Lea Valley Playing Fields on the horizon. Upstairs, you have two substantial double bedrooms to the rear, overlooking your garden, plus a generous single to the front. Your family bathroom completes things in gleaming metro tiles from floor to ceiling.

WHAT ELSE?

- That driveway offers parking for up to three cars, and drivers can be on the arterial North Circular a little over five minutes after setting out.
- You have four primary/secondary schools all less than a mile away on foot and all rated 'Good' by Ofsted.
- Chingford Station is a seven minute drive, eleven minute cycle or twenty eight minute walk. From here it's thirty minutes direct to Liverpool Street, or nine to Walthamstow Central for the Victoria line.

a word from the owner...

"We have loved our time in the property, it has a lovely airy space to it and large garden with patio and bifold doors which makes entertaining/BBQs really enjoyable. The road itself is very friendly, neighbours look out for each other and get along really well. If we weren't moving out of London we would love to stay in the house. "

Our Local Guide:
Chingford

Valley Side, Chingford — Stow Brothers

Chingford has flourished more quickly than people have caught on in recent years, making it something of a well kept secret for locals (it wasn’t us who told you). Full of village charm but only 26 minutes from central London, it’s easy to see the appeal.

With sprawling parks in the centre and the 6,000-acre Epping Forest lining the northern boundary, there’s more open space than you can shake a native hornbeam stick at, no wonder that Chingford has spawned two England football captains in recent decades.

For those looking to refuel after burning off all that energy in nature, there’s a thriving food and drink scene, although let’s be clear that the area’s admired status pre-dates the macchiato. Local historical landmark the Queen Elizabeth’s Hunting Lodge was built for Henry VIII way back in 1543.
