3 Bedroom s

A three bedroom mid terrace Victorian home brimming with potential. Enviably located between Wood St and Walthamstow village this home requires modernisation and is ideal for someone wanting to put their own stamp on a property.

IF YOU LIVED HERE...

You’d have 1000 square foot of space to play with. The two reception rooms at the front are already combined to give you a large living space with plenty of light coming through the original bay window at the front.

Heading through the kitchen is dated but fully functional to use and a generous garden out the back gives you the option of further extension (subject to the usual permissions) or to simply space to enjoy. The garden summerhouse is a welcome addition and suitable for storage, a work space or leisure.

Upstairs there are three good sized bedrooms; the master bedroom light and airy with two windows overlooking the street. With the loft space so far untouched, you have plenty of potential to expand your new home, as many of your neighbours have done, adding two more bedrooms and an additional bathroom (subject to the usual permissions).

You will be located in one of Walthamstow’s most exciting neighbourhoods with plenty of independent restaurants, cafes and shops just on your doorstep. For families, you are a mere 100 metres from Wood St square with its water fountain, playground and library, with many additional play facilities and Epping forest just a short walk away. You are also fortunate enough to find yourself in the catchment area for the borough’s best-rated GP.

Walthamstow Village is just a third of a mile on foot. The leafy, peaceful, part-pedestrianised streets are home to a huge, diverse range of wining and dining establishments. From the cosy fires and friendly cats at The Nag's Head, to the sublime fine dining at The Kitchen, to the classic cocktails of Eat17, the sumptuous gastropub fare at The Queen's Arms or the sheer artisanal hedonism of gin joint Mother's Ruin, you're sure to find a new favourite. An enviable spot to have on your doorstep.

WHAT ELSE?

- Wood Street overground station is barely 100 yards away, for regular, direct twenty minute runs to Liverpool Street. Alternatively, Walthamstow Central station is just over ten minutes on foot for the Victoria line and speedy fifteen minute connections to Kings Cross.
- Walthamstow schools are plentiful and excellent; you have twenty one primary/secondaries in a one mile radius, all rated 'Outstanding' or 'Good' by Ofsted. The 'Outstanding' St Mary's CofE and Woodside Primary are both less than ten minutes walk away.
- Looking to get back to nature? The wild wide open green and blue space of Epping Forest and Hollow Ponds are just over a half mile away on foot. Hire a row boat and explore the ponds with friendly ducks, for one of the most relaxing ways we know to spend a summer afternoon....

a word from the owner...

"I grew up in this house in the 80s and have enjoyed watching my two small children walk in my footsteps as well as all the changes in the neighbourhood over the years. You can't beat the location, on the cusp of the village, close to the sourdough and street art of Wood St, Gods Own Junkyard, the forest and fantastic transport connections to central London. We are sad to be leaving and saying goodbye to our wonderful neighbours, some of whom I have known for decades. The house holds many happy memories for me and is a fantastic blank canvas for someone creative to make their own."

Our Local Guide:
Walthamstow

Vallentin Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
