IF YOU LIVED HERE...

Kerbside impressions are immediately impressive, with a flawless frontage of lovingly restored brickwork and handcast decorative mouldings. Inside, you have almost 2000 square feet to stretch out in, spread out across your four storeys. Let's start in your through lounge. 230 square feet and naturally bright thanks to the large bay window and dual aspect. Currently in use as an art studio, you have vintage timber floorboards running underfoot and a sink with vintage backsplash to the rear.

Your kitchen/diner's another strikingly spacious spot at 350 square feet. Head past the breakfast nook in the bay window and you come to twin ranks of substantial cabinets, with more of those engaging vintage splashbacks. At the rear it all blossoms into a skylit, dining and lounging area, with a bank of patio doors leading to the garden. Out here you have a secluded, curvaceous patio and lawn, flanked by diverse greenery and smart timber fencing. It ends in your 125 square foot, brick garden room, sturdy, powered and ideal for all manner of uses.

Back inside, and downstairs your fully tanked 290 square foot basement is currently being used as a recording studio, but offers many other options for usage. The space is climate controlled and soundproofed, and is currently split in into two rooms. A priceless addition to the space in the house. Upstairs your principal double sleeper is as bright and stylish as you'll by now expect. Two more doubles complete the sleeping arrangements while your family bathroom finishes the storey with a luxurious corner tub under a skylight. Finally, your loft bedroom is an impressive 270 square feet, dual aspect and skylit with blonde engineered hardwood underfoot.

Outside and West Ham Park (site of the first ever FA cup goal) is just five minutes walk away. The seventy seven acres of greenery are home to ornamental gardens, cafes, outdoor gym, tennis courts, cricket nets and playgrounds. Perfect for morning jogs, evening strolls or afternoon picnics, it's a superb spot to have on your doorstep. Whenever you want to venture further afield, Upton Park tube is just a half mile on foot, for the Hammersmith & City and District lines. Liverpool Street is just seventeen minutes direct, putting the City less than a half hour away door to door.

a word from the owner...

"When we found 128 Upton Park Road, we were looking for a long term, if not our forever home. Despite the then rundown condition, we saw its huge potential and were happy to undertake this massive project, which was a labour of love which involved stripping the house back to its brick walls and turned into a labour of love. Using clever detailing to build customised drawers underneath the standing kitchen units, an in-built shoe & coat cupboard, as well as but also fully tanking the basement which we currently use as a music studio. We also use the through-lounge as a wonderful art studio. Outside, we spent much time creating and landscaping the garden, using lots of flowering shrubs and trees, and also restored every single front external brick by hand & added stone-cast decorative features, made in our own art studio. Then life happened, our plans changed and now we see ourselves selling a house that has been the most wonderful home for us. If we could take it with us, we certainly would, but in absence of that possibility, we are left to hope that this house will become a great home for someone else who appreciates its space and abundant light as well as its great location in a street full of lovely and warm-hearted neighbours. Only a short walk away from the beautiful West Ham Park (great for walks, exercise, tennis & picnics), close to plenty amenities such as post offices, pharmacies, corner shops and restaurants, near excellent primary & secondary schools and with great public transport & road links into central London and only a short drive (or bus ride) from Westfield, the Olympic Village and Stratford's Theatre Royal this house couldn't be better located for anyone who appreciates easy access to all that London’s East End has to offer, while enjoying life in a street that is usually (and especially) at night extremely quiet."

Our Local Guide:
Forest Gate

Upton Park Road, Forest Gate — Stow Brothers

If you’ve already heard Chiwetel Ejiofor or Idris Elba proudly discussing their hometown, you probably don’t need us to convince you of Forest Gate’s merits, but for those who haven’t, let us catch you up…

With a heritage rooted in culture, it’s not surprising that Forest Gate has a strong creative community today. During just one week in the 60s, the Upper Cut Club music venue there hosted – deep breath – The Who, the Animals, the Spencer Davis Group, Geno Washington and Jimi Hendrix. These days you’re more likely to find the area’s artistic-types supping drinks in the cool cafes and bars. Along with the period property and proximity to green space, this independent scene has been the main draw for new arrivals to the area, although the fact that Forest Gate is now on the Crossrail’s Elizabeth line has definitely helped nudge people in the right direction.
