IF YOU LIVED HERE…

You’ll love the attention to detail found throughout this beautifully restored 700 square foot Victorian home; the previous owner has done a great job in making sure that old and new work together in perfect harmony. In the bedroom, the original floorboards, sash windows, coving and tiled fire surround set the tone, while features such as the cast iron radiator add timeless style.

At the rear, the open plan kitchen / reception room is a show stopper of a space, with more of that effortless style where every detail looks considered yet entirely natural - an enviable knack. Highlights in the kitchen area include a double butler basin, traditional cabinets and a striking alcove with double oven. The antique oak glazed wall cabinet does a fantastic job of dividing up the space without impacting on the flow of light, while the large breakfast bar is the perfect multi-function counter space for working or dining that spans the open plan room.

The reception area has more of those stunning features, as well as fantastically large windows looking out to the landscaped garden. Here you’ll find, a patio, lush foliage, a brilliantly designed pergola and a gorgeous workshop. Back inside, you’ll be please to find your convenient yet brilliantly retro-style utility room, which will do a good job of banishing clutter. Next to it, the bathroom is just as considered, with lovely tiling throughout, stunning fittings and bespoke storage space.

Beyond your striking front porch, you can be at the cusp of Epping Forest within a few minutes on foot, while Fellowship Square - home to the much-loved fountains - can be found 20 minutes in the opposite direction, and Walthamstow’s Lloyd Park a few minutes further.

Your favourite new coffee shop, Ruttle & Rowe, is 10 minutes away, while the delights of Wood Street are a similar distance south. There’s the wonderfully unique Wood Street Indoor Market, delicious brunch spot Dudley’s, excellent beer shop-cum-bar Clapton Craft and sensational bakery Chocolatine, just to name a few of your local hangout spots. You’ll love exploring and uncovering other gems such as the cosy and comforting La Cafeteria, which serves up Mediterranean dishes just 10 minutes from your door.

WHAT ELSE?

- You’re only a 16 minute walk to Wood Street station, where you can nip to Liverpool Street in 20 minutes on the overground, or change one stop down the line at Walthamstow Central and head into the West End on the ultra-efficient Victoria line.
-For a true sense of community, head to see the mighty Walthamstow FC in action. Their home ground is a 20 minute stroll away, and their sponsors Exale provide the beer.

a word from the owner...

"The flat is beautiful with stunning original details as well as a wonderful garden. We have loved living here. The road is very community focused with regular street parties, lots of young families and professionals. We are incredibly close to Epping Forest. The 'Doughnut' is a great open green space through the woods, just a short walk away, making this the perfect location to have a pet. The green spaces nearby are excellent cycle, walking or jogging routes. There are easy walks to the Hollow Ponds, Highams Park, Walthamstow Village (Vestry Museum), Lloyd Park (William Morris Gallery which has excellent changing Exhibitions). The Salvation Army thrift shop opposite has furniture too and regular visits reap rewards. Wood Street is the nearest Overground Station and the road itself has plenty of coffee shops, the Georgian Arcade, pubs, grocers, The Brothers Fish & Chips, an independent Whole Foods shop and Garden Centre. Chocolatine Bakery is great for breakfast treats like cardamom buns and bread. Rebel Coffee is great for delicious coffee from the wonderful Alice. Ruttle & Rowe coffee is on a residential street nearby with reasonably priced cakes. Hucks in the villiage is a nice walk for coffee and toasted sandwiches."

Our Local Guide:
Walthamstow

Ulverston Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
