A beautifully presented, two bedroom, ground floor apartment, with an independent studio in its tranquil private garden. Vibrant Francis Road is just moments away and Leyton station, Jubilee Park and Hackney Marshes are all also close at hand.

It's an easy fourteen minute stroll to Leyton station, where the rapid Central line whisks you through to Liverpool Street in sixteen minutes and Oxford Circus in twenty five minutes.

IF YOU LIVED HERE...

Your large, 130 square foot reception room is filled with natural light from a bright, bistro shuttered bay window, and bespoke shelving sits in the alcoves, either side of an ornate ebony fireplace and tiled hearth. Gorgeous blonde timber floorboards run underfoot in here and into your principal bedroom next door. Here you'll also find more of those bistro shutters and another charming vintage hearth. Through in your stylish kitchen you'll find an impressive Cuisine Master double oven, with a separate grill and gas hob, all surrounded by dove grey cabinets, chunky marbled worktops and a deep Belfast sink.

At the rear of your home you'll find your second double bedroom and a luxurious bathroom decked out in white metro tiles from floor to ceiling, and vintage tilework underfoot. There's a classic white suite and a refreshing rainfall shower over the tub. From the hallway you have direct access to your tranquil, private garden which stretches all the way down to a fully powered, purpose built, skylit garden studio at. The current owners are using this space as a creative music studio, but it could easily be transformed into a guest bedroom, playroom or home office.

Only a few minutes' walk from your front door, you'll find vibrant social hotspot, Francis Road. Full of independent shops, cafes and wine bars, we'd particularly recommend rummaging through the vinyl at Dreamhouse Records, or selecting a fine glass of wine from the carefully curated drinks menu at Yardarm. At the bottom of Francis Road, on the way to Leyton station, you'll find the friendly Northcote Arms. A great place to stop for a hearty meal or a round of music bingo on your way home from work.

WHAT ELSE?

- It's only a mile to Leyton Jubilee Park, where you can make use of the outdoor sports facilities or continue over the pedestrian bridge onto Hackney Marshes.
- Cyclists will pleased to know there's a handy cycle hanger right outside your front door, so you can explore East London's growing network of protected cycle paths.
- Albert and Francis, a speciality coffee shop, is just a four minute stroll from your front door. Here you'll find a great selection of freshly roasted coffee, teas, breakfast and lunch menus, and mouth watering sweet treats.

a word from the owner...

"This beautiful flat in the heart of Leyton has been such a wonderful place to live. The flat itself is so homely and has been a great space to share with my dog and friends over the last couple of years. It is the perfect home to entertain friends and family, especially when cooking a big roast on a Sunday, while also offering a warm and cosy feel on a night in for one. Having Francis Road on the doorstep has been amazing. We love getting a coffee from our favourite coffee shop, Marmello Kitchen, or browsing through the record shop and plant shops. The area has a great community feel, and we've made some really lovely friends with our neighbours. The flat is within walking distance of several green spaces, which are perfect for long dog walks or going for runs. Our favourites are Wanstead Flats, Hollow Pond, and Hackney Marshes. Since living here, I've had custom-made shelving fitted in the living room, white shutters installed throughout the flat, and have landscaped the garden. The garden now benefits from artificial grass, which is extremely low-maintenance but creates a beautiful outdoor space, especially with the addition of the outhouse, which has been used as a music studio and office space. It is with great sadness that I am now selling this flat, but an opportunity has arisen to move elsewhere and start a new venture. Without a doubt, this flat will provide the perfect home for couples, friends, or even a young family."

Our Local Guide:
Leytonstone

Twickenham Road, Leytonstone — Stow Brothers

There’s more to Leytonstone than first meets the eye. Say the name to one person and they might think of the grand houses around Hollow Ponds, while say it to someone else and they’ll mention burgeoning South Leytonstone, or maybe the popular Bushwood. There are many different pockets, but they’re all united by the same inclusive community who recognise that it’s the balance of it all that makes Leytonstone so great.

The centre is arguably the high street with its eclectic shops and eateries, but you only have to venture slightly further away and you’ll come across hidden gems like bar Filly Brook on Grove Green Road, music venue Luna Lounge in Bushwood, or the The Hitchcock Hotel in Upper Leytonstone. Travel a little beyond and you’ll find further contrast with the vast green space that Hollow Ponds and the Wanstead Flats provide. Simply put, you’ll never get bored in Leytonstone.
