With, for example, your loft space so far untouched, you have plenty of scope here to follow your neighbours' lead and develop this fine find further (subject to the usual permissions).

IF YOU LIVED HERE…

You'll have a tremendous foundation for your dream home. Design & Decor may need some updating here and there, but with almost 900 square feet of living space, potential for expansion and of course that superb location, the fundamentals couldn't be stronger. Your twin receptions are the first, finest example, currently segmented by a pair of internal doors you'll be tempted to completely connect them, for a dual aspect twenty five foot deep hosting space.

To the rear sit your kitchen and bathroom, both generously proportioned, artfully arranged and full of natural light from the handy, wrap around lean-to/conservatory. It all leads to your secluded rear garden, a mix of patio and beds, surrounded by thriving screening greenery. Upstairs all three bedrooms are solid doubles - no box rooms here - and whatever else you change, your frontage is already picture perfect with neat grey trim and vintage geometric tiling running up your front path.

Outside and you have nightlife, nature and transport links at your fingertips. Wanstead Flats, once the playground of Tudor kings and still some of the wildest wide open space for miles around, is less than a half mile on foot and home to the tranquil blue waters of Jubilee Pond. In between, barely five minutes on foot, you have the railway arches of Winchelsea Road, home to a fine choice of wining and dining establishments.

a word from the expert...

"When I decided to move to Forest Gate a few years ago, I was drawn by the great housing stock, the green spaces of Wanstead Flats and the friendly, up-and-coming vibe of independent boutiques, eateries, and bars. On top of this, Crossrail is arriving here soon, which means getting across London will be even faster and easier. It really was a no brainer. I’ve spent many a happy weekend walking on the flats and in Wanstead Park. Often, I’ll finish up with an all-trimmings roast at The Holly Tree or meet friends for a drink at Burgess & Hall Wines (Roz and Paul there really know their grapes!). Or perhaps a fantastic curry from The Wanstead Kitchen. After living here for a while, you really start to feel happy and settled. I love the arty, independent feel of Forest Gate, and I get the impression I’m not the only one — it’s something all the locals nurture and support." JOSEPH EARNSHAW E7 BRANCH MANAGER

Our Local Guide:

Trumpington Road, Forest Gate — Stow Brothers

If you’ve already heard Chiwetel Ejiofor or Idris Elba proudly discussing their hometown, you probably don’t need us to convince you of Forest Gate’s merits, but for those who haven’t, let us catch you up…

With a heritage rooted in culture, it’s not surprising that Forest Gate has a strong creative community today. During just one week in the 60s, the Upper Cut Club music venue there hosted – deep breath – The Who, the Animals, the Spencer Davis Group, Geno Washington and Jimi Hendrix. These days you’re more likely to find the area’s artistic-types supping drinks in the cool cafes and bars. Along with the period property and proximity to green space, this independent scene has been the main draw for new arrivals to the area, although the fact that Forest Gate will be on the Crossrail’s Elizabeth line has definitely helped nudge people in the right direction.

Transport links

With trains running every ten minutes, the Overground can get you to Liverpool Street in 13 minutes. In the south, Plaistow is on the District and Hammersmith & City tube lines, and when Crossrail arrives, you’ll be able to get to Tottenham Court Road in just 17 minutes.

Great Pubs

Wine bars, gastro pubs, microbrews, traditional boozers… With so many drinking establishments in Forest Gate, taking ‘a trip to the local’ can be a tricky decision. Burgess Hall Wines, The Cider House, The Holly Tree and Forest Gate Tavern are just a few of the places to choose between.

Plenty of period property

Forest Gate has an abundance of Victorian housing, ranging from terraces in the area dubbed ‘Forest Gate Village’ to semis and detached in the Woodgrange Estate conservation area. Whether you’re after a doer-upper or recently renovated period property, there should be something for your budget.
