"We’ve absolutely loved our time at Thorpe Road. As parents of a young family, the location has been ideal—there are so many soft play spots and child-friendly cafés within easy walking distance, including Role2Play, Better Gym, and It Takes a Village. Lloyd Park and the fountains are just around the corner and perfect for sunnier days, so keeping the kids entertained has always been effortless. For some child-free time, having the large pool and full spa facilities at Better Gym less than a 10-minute walk away has been a real luxury, while the calm and restorative space at East of Eden is just a pleasant 20-minute stroll. Walthamstow Village is also only about 20 minutes on foot, and we’ve spent many relaxed Sundays, wandering the streets and stopping in at The Queen’s or The Castle for a roast. One of the things we’ll miss most is the wonderful sense of community on the road— particularly at the Ruttle & Rowe cafe which is literally round the corner, it’s something we hadn’t experienced before and really captures the spirit of living in E17. We’ll be very sad to leave."

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too. 

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
