IF YOU LIVED HERE...

The well maintained front garden, chequerboard path and beautiful stained glass panels in your front door immediately set your home apart. Inside, a custom made floor to ceiling shoe rack awaits in the hallway, before you arrive in the vast, 300 square foot reception room that's full of Wainscot panelling, ceiling roses and cleverly concealed stairwell storage units (you have ample extra storage throughout). There's a bright bay window to the front, stripped original floorboards underfoot and rear double doors open into your 235 square foot kitchen diner. In here, an exposed brick wall faces navy blue cabinets, home to a sleek dual chef's oven with an ebony gas hob and extractor hood, premium integrated appliances from Siemens, Bosch and Neff, chunky wooden countertops, diverse designer tilework and a large butler sink.

Slide back the patio doors and step out into your South facing garden, an immaculately arranged space with flower beds, lawn and a gravelled footpath leading to the independent studio at the rear. Fully plumbed and insulated, with a separate WC and sink, plenty of sockets, a wall radiator and a large skylight for extra brightness. Back inside, up on the first floor, you'll find two handsome double bedrooms, featuring more Wainscot panelling, and a luxurious family bathroom. This opulent space has a wonderfully unique colour scheme across an elegant blend of handmade Zellige Moroccan tiles, Carrara herringbone, marble mosaics and Italian Terazzo tilework, sage green cladding, and brass fixtures and fittings.

Head upstairs again - you have acoustic mineral wool insulation between floors for the ultimate in peace and quiet - and on the second floor, you'll find another enormous 160 square foot bedroom with bespoke shelving, two bright skylights and purpose built storage, and your fourth and final bedroom sits just across the landing, with a dramatic floor to ceiling window offering garden and rooftop views. Your second family shower room is tucked between the two bedrooms, home to a spacious stroll in rainfall shower, more of that bespoke blended tiling, glossy splashbacks and another luminous skylight.

Just moments from your front door, at the top of Winchelsea Road, you've two excellent and very different new locals sitting side by side, under the railway arches. At the friendly Wanstead Tap you'll find a relaxed atmosphere and some of the tastiest craft beers in town. Next door, at Joyau, you can enjoy fine wines in more intimate surroundings. At the end of your road you'll also find Dames Road Playground and Jubilee Pond, a beautiful spot for morning walks and if you want to venture further afield this is one of the gateways onto lush, open Wanstead Flats and Heath.

WHAT ELSE?

- At The Forest Gate end of Winchelsea Road, also tucked under a railway arch, you'll find the Wild Goose Bakery, where you can buy artisanal sourdough loaves and baked goods.
- The Can Club on Winchelsea Road is well worth a visit with younger members of your family, where you can relax with a fresh cup of coffee while the little ones get creative.
- Parents will be delighted to know that there are plenty of options when it comes to education, as there are twenty one primary and secondary schools within a mile of your home.

a word from the expert...

"Leytonstone is a unique, eclectic area, with great gastro pubs like Leytonstone Tavern and The Red Lion to bistro cafés like The Wild Goose Bakery and Gray, along with the open green space of Wanstead Flats, a serene getaway from the hustle and bustle of urban life. The area is full of history, with interesting, beautiful Grade II listed buildings like St John’s Baptist Church (built in 1832) and Leytonstone House, the 18th-century home of Sir Edward Buxton, notable MP and conservationist. There’s also St Andrew’s Church, built in 1886–1893 as a memorial to local philanthropist William Cotton. Leytonstone Library is a great place to visit if you’re feeling studious and Leytonstone Leisure centre is close by for themore actively minded. Wanstead Park, in the former grounds of Wanstead House, takes in walking trails, cycle paths and several ornamental lakes — a great place to relax, exercise and soak up some local history. With an array of buses and the Central line underground station close by, you can be in the City and surrounding areas within minutes."   JOSEPH EARNSHAW E11 BRANCH MANAGER

Our Local Guide:
Forest Gate

Thorpe Road, Forest Gate — Stow Brothers

If you’ve already heard Chiwetel Ejiofor or Idris Elba proudly discussing their hometown, you probably don’t need us to convince you of Forest Gate’s merits, but for those who haven’t, let us catch you up…

With a heritage rooted in culture, it’s not surprising that Forest Gate has a strong creative community today. During just one week in the 60s, the Upper Cut Club music venue there hosted – deep breath – The Who, the Animals, the Spencer Davis Group, Geno Washington and Jimi Hendrix. These days you’re more likely to find the area’s artistic-types supping drinks in the cool cafes and bars. Along with the period property and proximity to green space, this independent scene has been the main draw for new arrivals to the area, although the fact that Forest Gate is now on the Crossrail’s Elizabeth line has definitely helped nudge people in the right direction.
