The addition of the studio at the rear has created a self-contained living space, with a kitchen, bathroom and sleeping area there as well as within the main part of the property.

IF YOU LIVED HERE...

You’ll love the clever design of your ground floor home. Every inch has been optimised - and the masterful conversion of the garage to studio has boosted the entire square footage to 811, not even including the courtyard.

Starting at the front, your open plan kitchen/living area comes in at 250 square feet, meaning there's ample
space for hosting and dining alike, with engineered blonde hardwood underfoot, metro-brick tiling and a full suite of sleek fitted units.

Next up, your bathroom is another immaculate creation, with more metro-brick tiling and sleek fittings such as the rainfall shower above the spacious tub.

Your bedroom is a substantial double of 175 square feet, with more engineered hardwood underfoot, pristine white walls and double patio doors leading out to your secluded rear courtyard.

You’ll love having this outside space, especially during al fresco season, but the converted studio behind it will be life transforming. Whether you use it for yourself or guests, the versatility will be incredible, especially since it has a kitchen area and smart bathroom with walk-in shower. The carpentry is exceptional, particularly the shelving that doubles-up as a partition for the sleeping area.

When you can finally tear yourself away from your lovely home, you’ll be delighted to find some fantastic amenities nearby. Start with a very short stroll to Wanstead Flats (Henry VIII’s favoured hunting ground), which is ideal for dog-walkers, fitness fans and picnickers.

Hungry? Head to the nearby Winchelsea Road, a thriving hub with some fantastic eateries located in the old railway arches. Look out for Pretty Decent Beer, The Wanstead Kitchen and Wild Goose Bakery. All excellent choices.

WHAT ELSE?

- For your new local we to recommend The Wanstead Tap, a bar, beer shop and performance space. Handily, it’s a four minute walk.
- Forest Gate station is around 15 minutes on foot, where you can use the Elizabeth line to get directly to Liverpool Street in about 13 mins or Bond St in 19 mins. Drivers have easy access to the M25 and North Circular.
-You’ll never be stuck for essentials since there’s an abundance of convenience stores nearby, plus you’re only a short four minute hop on the Elizabeth line from Stratford for Westfield (and the Olympic Park).

Our Local Guide:
Forest Gate

Thorpe Road, Forest Gate — Stow Brothers

If you’ve already heard Chiwetel Ejiofor or Idris Elba proudly discussing their hometown, you probably don’t need us to convince you of Forest Gate’s merits, but for those who haven’t, let us catch you up…

With a heritage rooted in culture, it’s not surprising that Forest Gate has a strong creative community today. During just one week in the 60s, the Upper Cut Club music venue there hosted – deep breath – The Who, the Animals, the Spencer Davis Group, Geno Washington and Jimi Hendrix. These days you’re more likely to find the area’s artistic-types supping drinks in the cool cafes and bars. Along with the period property and proximity to green space, this independent scene has been the main draw for new arrivals to the area, although the fact that Forest Gate is now on the Crossrail’s Elizabeth line has definitely helped nudge people in the right direction.
