2 Bedroom s

1 Bath

An elegantly extended two bedroom Victorian terrace, enviably located just a few steps from Wanstead Flats, the widest, wildest open green space for miles around and used for grazing cattle as recently as 1996. Forest Gate station – now benefiting from the Elizabeth Line for fast commuting to Central London – is just over a half mile on foot.

With the loft so far unconverted, you have plenty of scope for extending the property still further, potentially adding a whole new storey (subject to the usual permissions, as your neighbours have done), making this an uncommonly good investment.

IF YOU LIVED HERE...

You'll be stretching out in your twenty seven foot lounge/diner, artfully bisected by the staircase for a real cottagey feel, and with broad engineered hardwood underfoot. It's all laid semi-open plan to the kitchen, where you have slate grey floor tiling, creamy metro tile splashbacks and grey marbled countertops – all bathed in natural light thanks to the patio doors and large skylight overhead.

The ground floor's completed by your family bathroom – a sleek contemporary affair with an L-shaped bath and heated chrome towel rail - and a handy utility room. Head out into the garden and you have a lovingly landscaped mix of patio and lawn, secluded behind high timber fencing and overseen by mature trees.

Outside and you have the increasingly popular social hub of Winchelsea Road. The railway arches are home to an ever evolving number of fine drinking and dining establishments, from The Wanstead Tap bar, craft beer store and brewery, the Holly Tree pub which is right around the corner, as is the Wild Goose bakery and the Rookwood Village pub.

WHAT ELSE?

- Forest Gate station is just a half mile on foot and will get you directly to Liverpool Street in sixteen minutes. - -- The arrival of Crossrail also puts Bond Street directly at your fingertips.
- You'll be just a 20 min walk from Leytonstone Station.
- You're buying the freehold.
- Upstairs both bedrooms are solid doubles of 140 and 120 square feet respectively.

a word from the owner....

"We have both loved every second of our time spent in Forest Gate, and will miss this lovely house and our wonderful neighbours on Thorpe Road. Having a brewery, bars, bakery and cafes all within 5 minutes' walk, not to mention Wanstead Flats being right on our doorstep, made this the perfect first home for us. We are very sad to be leaving!"

Our Local Guide:
Forest Gate

Thorpe Road, Forest Gate — Stow Brothers

If you’ve already heard Chiwetel Ejiofor or Idris Elba proudly discussing their hometown, you probably don’t need us to convince you of Forest Gate’s merits, but for those who haven’t, let us catch you up…

With a heritage rooted in culture, it’s not surprising that Forest Gate has a strong creative community today. During just one week in the 60s, the Upper Cut Club music venue there hosted – deep breath – The Who, the Animals, the Spencer Davis Group, Geno Washington and Jimi Hendrix. These days you’re more likely to find the area’s artistic-types supping drinks in the cool cafes and bars. Along with the period property and proximity to green space, this independent scene has been the main draw for new arrivals to the area, although the fact that Forest Gate is now on the Crossrail’s Elizabeth line has definitely helped nudge people in the right direction.
