1 Bedroom

1 Bath

Situated on the third floor of a modern block, this one-bedroom apartment benefits from being both naturally light and energy-efficient, with immaculate decor and contemporary fittings throughout and wheelchair access. Not only is there a spacious balcony, but Walthamstow’s much-loved Lloyd Park is within easy reach, and the fabulous perks of Hoe Street just beyond that.

As for travelling further afield, Blackhorse Road and Walthamstow Central, which are both a short bus journey away, offer 20 minute direct runs into the West End.

Thanks to the apartment’s third floor positioning and sheer amount of natural-light from the generous windows, you’ll really enjoy the sense of space in your 691 square foot home, especially in the open plan kitchen/diner. There’s plenty of room for cooking, relaxing, working and socialising, so you can have fun working on the layout.

The kitchen area has smart cabinets, integrated appliances and sleek worktops, while the lounge area has pristine engineered wood flooring and immaculate decor. The bedroom is just as immaculate with neutral decor and soft carpeting, as is the bathroom. There’s plenty of storage space too.

You’ve got your own spacious balcony to relax on - it’s south-west facing to increase your chance of getting some rays. If you want more fresh air, you’re only a a short hop from Cheney Row Park, Walthamstow Marshes and Lloyd Park. Cut through the latter to reach some great eateries, including vegetarian cafe Buhler, store-cum-cafe-cum-gallery Wynwood Art District and coffee shop Yellow Warbler Walthamstow, but you’ve also got some popular joints closer to home, such as Barney's Pie&Mash and O'Cha Thai.

Within a year you’ll also be able to enjoy being just one mile from the much anticipated Soho Theatre Walthamstow, which was been given a £30m investment as part of the council’s’ London Borough of Culture 2019 commitment to the arts and community.

You’re also a short bus ride from Europe’s longest market, which runs along the High Street. Here you’ll find the the convenient chains in the 17&Central shopping centre, which is currently undergoing a large regeneration.

- Looking for a new local? Try The Dog & Duck, which has an atmospheric beer garden a great line in sourdough pizzas, or head in the other direction for Tavern on the Hill, a grand old pub given fresh life and the freshest craft beer by the folks from Wild Card Brewery. They’re both about 12 mins on foot.
- Head north towards Chingford, where you’ll find some great outdoor pursuits around the River Lee’s reservoirs, including Lee Valley Athletics, Lee Valley Golf Course and the London Watersport Company.

a word from the owners....

We have absolutely loved our time at Arundel House - the location is perfect! We love being only a stones throw away from Lloyd Park and the Saturday food market! Our local pub is the Dog & Duck who serve amazing pizzas! The flat is very well connected with 2 bus routes right outside and its so quick to get onto the north circular! The building has a friendly feel with a whatsapp group and a great community vibe!"

Our Local Guide:

Thornbury Way, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
